Build Exceptional Homes. Lead Outstanding Projects.

Vertical Builders is a growing semi-custom homebuilder serving the Richmond Metro area and surrounding Central Virginia communities. We build high-quality homes with a focus on exceptional craftsmanship, efficient processes, transparent communication, and an outstanding customer experience. Our team is collaborative, accountable, and committed to delivering homes that exceed expectations while continuing to grow as one of Central Virginia's premier homebuilders.

We are seeking an experienced Construction Manager to oversee the construction of multiple homes from groundbreaking through homeowner orientation. This leadership role is responsible for delivering projects safely, on schedule, within budget, and to Vertical Builders' quality standards while coordinating trade partners, vendors, homeowners, and internal teams throughout the construction process.

The ideal candidate is a proactive leader who thrives in a fast-paced environment, communicates effectively, solves problems confidently, and takes pride in delivering an exceptional finished product.

Key Responsibilities

  • Manage multiple residential construction projects from site preparation through final homeowner orientation.
  • Coordinate subcontractors, vendors, and trade partners to maintain production schedules and meet project milestones.
  • Monitor budgets, job costs, labor, and material usage to ensure projects remain on budget.
  • Perform daily jobsite inspections to monitor quality, safety, cleanliness, and construction progress.
  • Ensure all construction activities comply with company quality standards, applicable building codes, OSHA requirements, and safety procedures.
  • Conduct detailed inspections throughout each phase of construction, including framing, pre-drywall, and final quality inspections.
  • Lead pre-construction meetings, homeowner walkthroughs, and pre-drywall meetings while maintaining excellent customer communication.
  • Review construction plans and communicate field changes with drafting and estimating teams to maintain accurate documentation and material quantities.
  • Review purchase orders, approve work for payment, and prepare Variance Purchase Orders (VPOs) when project changes occur.
  • Coordinate utility installations, material deliveries, and the return of excess or defective materials.
  • Identify scheduling conflicts, quality concerns, or construction challenges early and implement effective solutions.
  • Build strong working relationships with homeowners, subcontractors, suppliers, and internal departments while maintaining a high level of professionalism.

Qualifications

  • Residential construction management experience required.
  • Strong understanding of residential building practices, construction sequencing, and trade coordination.
  • Experience managing construction schedules, subcontractors, budgets, and multiple active projects.
  • Knowledge of residential building codes, OSHA regulations, and construction safety practices.
  • Ability to read construction plans, evaluate site conditions, and make sound field decisions.
  • Strong leadership, organizational, and problem-solving skills.
  • Excellent communication skills with the ability to build trust with homeowners, trade partners, and internal teams.
  • Self-motivated, detail-oriented, and capable of managing competing priorities.
  • Proficiency with Microsoft Office, Google Workspace, and email.
  • Valid driver's license and reliable transportation.

Employment may be contingent upon successful completion of a background check, consistent with applicable law.

Pay and Benefits

  • Full-time, W-2 position
  • Salary: $75,000-$85,000 per year, based on experience
  • Performance bonus paid per home
  • Health insurance (company pays 50% of employee premium) - eligible after 30 days, with coverage beginning the first day of the following month
  • Dental insurance available at the employee's request
  • Simple IRA retirement plan with company match up to 3% (eligible after 90 days)
  • Two weeks (10 days) of Paid Time Off after 90 days
  • 11 paid holidays
  • Schedule: Full-time, Monday-Friday. Occasional flexibility may be required based on project schedules.

Why Vertical Builders

Vertical Builders is entering an exciting stage of growth, with plans to scale from approximately 50 homes per year toward 100 homes in the coming years. As a Construction Manager, you'll play a key role in delivering high-quality homes while helping improve field operations, strengthen construction processes, and create an exceptional homeowner experience. You'll work closely with leadership and have the opportunity to make a meaningful impact on how projects are executed as the company continues to grow.

We value proactive leadership, accountability, teamwork, and continuous improvement--not ego or micromanagement. If you're an experienced residential construction professional who enjoys leading projects, solving problems, and delivering quality craftsmanship, this is an opportunity to grow with a builder that's committed to excellence.
