Role Summary

The Operations Manager reports to the Division General Manager or Market Officer and has multiple site responsibility for the planning and execution of the operations of their parking facilities. The Operations Manager provides for an experienced, trained management and operations team. Ensures that all customers and landlords are provided with the highest level of service at all locations. It is also expected that the Operations Manager will monitor and maintain the highest corporate standards for customer service, employee development and revenue controls at all assigned facilities.

Essential Responsibilities
  • Trains, develops, evaluates and motivates managers and staff at location(s) in order to drive a superior parking experience for customers.
  • Coaches supervisory staff in personnel-related matters, disciplinary actions and performance discussions, which may include represented employees.
  • Delegates responsibilities to management staff at a level which will ensure an efficient operation.
  • Creates and manages budget to ensure P&L goals are met.
  • Maintains pro-active communication and deals responsively with requests of landlords and vendors to drive positive business relationships.
  • Participates in negotiations of vendor contracts and monitors their implementation.
  • Proposes and implements strategies to address customer & landlord needs.
  • Works with corporate to drive strategic initiatives.
  • Works with supervisory staff to audit and approve facilities' payrolls to ensure accurate processing.
  • Assures integrity of financial reporting and cash controls of portfolio; audits cashier and other reports as needed; assures timely responses to audit reports.
  • Reconciles accounts receivables and responds appropriately to delinquent accounts.
  • Analyzes facility budgets and employee schedules to ensure appropriate staffing levels.
  • Generates marketing leads, and assists the DGM or Market Officer with new business development.
  • Researches, prepares and submits quarterly marketing plan for each assigned location.
  • Recommends plans for yield management and parking rate adjustments as necessary.
  • Proficient in meeting compliance responsibility regarding company/corporate, state, and federal requirements.
  • Ensures all employees have been adequately trained on safety and security processes and procedures.
  • Remain vigilant for anything unusual or potentially threatening.
  • Monitor properties for safety and security
  • Recognize potentially dangerous situations and respond in the safest and most effective manner.
  • Remain available to staff during shift for reports of suspicious activity, security threats and safety concerns and provide assistance and instruction. Report all incidents to Lead Senior Operations Manager and Employee Health and Safety/RISK Manager.
  • Participate in all Security and Safety trainings within the market.


Eligibility Requirements

  • Must be willing to comply with pre-employment screening, including but not limited to drug testing, reference verification, and background check.
  • Must be willing to submit to a background investigation as part of the selection process.
  • Must be willing to work out of and travel between the (MARKET) locations on a regular basis.
  • Must be able to maintain flexibility in work schedule in order to meet operational needs. This may require Location Supervisor to occasionally work outside of regular scheduled hours.

  • Must be able to walk or move to assist customers in a timely manner; In some cases, must be able to travel up and down parking garage ramps in order to assist customers and garage issues.
Qualifications/Requirements:
  • High School Diploma or GED equivalent and at least 3 years experience in Parking, Real Estate, Hospitality, Retail Management, or related industry.
  • A minimum of 2 years supervisory experience in a multiple location context.
  • At least 1 year working with financials, budgeting and P&L statements.
  • Knowledge of marketing functions or at least 1 year experience performing marketing-related functions.
  • Computer literate, knowledge of MS Word, MS Excel and the Internet.
  • Valid Driver's license in order to operate company or customer vehicles.
  • Must be able to maintain flexibility in work schedule in order to meet operational needs.

Desired Characteristics:

  • Bachelor's degree in business, finance, accounting, real estate, hospitality or related field.
  • Proven leadership skills including coaching and development, performance management, disciplinary action and counseling.
  • Must possess initiative and strong negotiation skills.
