Job description

I. OBJECTIVE
1. Provide prompt response to maintenance and facility issues at client properties.
2. Complete triage, simple diagnostics, basic maintenance, and unit turn services as assigned.
3. Emphasizes workmanship, quality, safety, and customer satisfaction.
4. Monitor facility conditions, keep clean and in good working order. Escalate concerns where appropriate.
II. RESPONSIBILITIES
The essential functions of the job include but are not limited to the following:
1. Staff Related Tasks
a. Perform a variety of preventative, scheduled, and emergency maintenance at various properties across Altair's portfolio.
b. Participate in rotating on call schedule, respond to afterhours calls and self-dispatch as appropriate.
c. Participate in regular calls with Director of Operation, Facilities Manager, and Maintenance Technicians as scheduled.
d. Interface with outside contractors/service providers to ensure prompt performance of services when they are needed. Meet vendors on site to provide access, locate utilities and provide site specific knowledge.
2. System Related Tasks
a. Maintain tickets in Altair Computerized Maintenance Management Software (CMMS) for all assigned tasks, track receipts and update time and travel.
b. Clock in and out daily and add time off requests via Webclock.
c. Be able to recognize and read computerized energy management systems, access systems, computerized HVAC systems and security/fire protection systems, as well as other systems within the properties to assist the Operations Department with management of said systems.
d. Record use of equipment on sign out board. Ensure all equipment is returned after use, kept clean, and in good working order.
3. Client & Tenant Related Tasks
a. Provide highest level of customer service and response to tenants.
Perform other duties as required for the successful operation of the business.
III. QUALIFICATIONS
Education: Highschool Diploma or general equivalency diploma (GED).
Experience: 1 years in similar role.
IV. SPECIAL REQUIREMENTS
1. Basic knowledge of plumbing, electrical, HVAC, and carpentry.
2. Self-directed and motivated.
3. Customer-service oriented.
4. Ability to handle multiple projects and tasks.
5. Presents in appropriate uniform with a clean, professional manner.
6. Vision and hearing correctable to within normal range to communicate with tenants,
contract services, etc.
7. Ability to work outdoors in all seasons.
8. Ability to work at elevated heights.
9. Able to safely lift 50lbs.
10. Valid driver's license and reliable transportation.
V. EQUIPMENT UTILIZED
1. Cellphone (CMMS, Microsoft Teams, Outlook).
2. System controllers (HVAC, security, fire protection).
3. Various hand tools and power tools.
4. Ladder, scaffolding and other rigging.
