Job description

The Assistant Superintendent supports the Superintendent in the day-to-day execution of ground-up multifamily, senior living, and mixed-use projects. This is the primary development pipeline into Forge Construction's superintendent ranks: the role carries real ownership of defined scopes and site systems while building the judgment, subcontractor management skill, and schedule discipline required to run a building independently.
Success in this position is measured by the reliability of the work the Assistant Superintendent owns - accurate daily documentation, clean quality checks, enforced safety standards, and scopes that stay on the three-week look-ahead - so the Superintendent's attention stays on sequencing, risk, and the critical path.
Responsibilities:
Daily Field Execution
• Support the Superintendent in directing daily site activity, sequencing subcontractor crews, and keeping assigned scopes aligned to the three-week look-ahead schedule.
• Own assigned scopes of work end to end - verifying manpower, materials, and predecessor work are in place before a crew starts, and confirming completion before the next trade is released.
• Conduct daily walks of the project, identify conflicts, incomplete work, and access issues, and escalate items that affect schedule or cost.
• Coordinate material deliveries, laydown areas, crane and hoist time, and site logistics to keep trade access clear.
• Assist with layout verification, elevations, and dimensional checks against the construction documents.
Safety
• Enforce Forge's safety program and OSHA requirements on the jobsite; correct unsafe conditions and behaviors immediately and document the correction.
• Lead or assist with toolbox talks, weekly safety meetings, and job hazard analyses (JHAs).
• Perform daily safety inspections covering fall protection, ladders and scaffolding, housekeeping, electrical, silica, and hot work; track corrections to closure.
• Verify subcontractor compliance with site-specific safety orientation, PPE requirements, and permit procedures.
Quality & Inspections
• Perform in-process quality inspections against plans, specifications, submittals, and manufacturer installation requirements; document deficiencies with photographs.
• Assist with pre-installation meetings, mock-ups, and first-work-in-place sign-offs for assigned scopes.
• Schedule and support municipal, third-party, and owner inspections; verify the work is ready before the inspector arrives.
• Build, track, and drive punch lists for assigned areas through completion and verification.
Documentation & Project Controls
• Complete accurate daily reports in Procore - manpower counts, work in place, weather, deliveries, delays, visitors, and site events.
• Maintain photo documentation of installed work, concealed conditions, and quality or safety issues.
• Assist the project team with RFIs, submittal log tracking, and as-built markups from the field perspective.
• Support material tracking, delivery logs, and equipment rental records.
Coordination & Communication
• Communicate daily with the Superintendent, Project Manager, and subcontractor foremen on schedule status, upcoming work, and constraints.
• Participate in OAC meetings, weekly subcontractor coordination meetings, and pull planning sessions.
• Represent Forge professionally with owners, design consultants, inspectors, neighbors, and the public.
• Support the transition of completed areas to the finish team, property management, or the owner.
Requirements
Required
• 2+ years of commercial or multifamily construction field experience, or a construction management degree with substantial internship or co-op field experience.
• Ability to read and interpret construction drawings, shop drawings, and specifications across architectural, structural, and MEP disciplines.
• Working knowledge of construction means and methods, trade sequencing, and building systems.
• Proficiency with construction technology - Procore or comparable project management software, Bluebeam, and Microsoft Office.
• Strong written and verbal communication skills; able to hold a subcontractor foreman accountable respectfully and directly.
• Valid driver's license and reliable transportation; willingness to be assigned to projects across the Louisville / Southern Indiana region.
• High school diploma or equivalent required.
Preferred
• Bachelor's degree in Construction Management, Civil Engineering, Building Science, or a related field.
• Experience on ground-up multifamily, senior living, or mixed-use projects.
• Exposure to wood-frame, light-gauge metal, or podium construction.
• Familiarity with LIHTC, HUD, or other affordable housing program requirements.
• Trade background or hands-on field craft experience.
• Working proficiency in Spanish.
