Job Description

The CRB Project Director (PD) is a role that while directly reporting to the Director of Construction Leader. Project Director develops and implements a plan to deliver the required project and services in the most effective and efficient manner possible and may oversee a single large project or multiple projects.  This position is responsible for supporting business operations, negotiating contracts, working with estimating, bidding, profit/loss of assigned projects, and supervision of project staff.

  • Assumes overall accountability for jobsite safety
  • Assumes overall accountability for meeting contract requirements
  • Verifies the accuracy of project financial forecast, notice provisions, and billings to meet contract requirements and resolve potential claims and deviations
  • Ensures team creates a project-specific quality plan aligned with the owner contract and contract documents
  • Ensures a team creates a closeout plan in alignment with the contract documents
  • Provides leadership in motivating the project team(s) and maintain a positive work environment
  • Directs and supervises work of project administration, project superintendents, and engineers to establish operational priorities and maintain satisfactory relationships with owners, subcontractors, unions, etc.
  • Assumes overall accountability of subcontracting strategy and the integrity of the buyout process on all projects
  • Negotiate all aspects of contracts, lead implementation of risk mitigation plan, final review of draft contracts, agreements, and purchase orders
  • Assumes overall accountability to ensure project compliance with the insurance and bonds
  • Manages the design phase of a GMP or design build project; leads and oversees the development of GMP/ lump sum submission
  • Oversees schedule planning and execution of multiple projects; accountable for the management of schedule risks that lead to erosion and provides guidance in strategies and actions to prevent risk 
  • Develops a comprehensive understanding of the local market areas and profiles to create and lead a networking strategy
  • Partners with business development to ensure seamless integration with sales strategies, client capture plans and account plans. Optimizes profit levers and gross profit margin tactics to achieve performance targets on new sales. 
  • Responsible for the career development and coaching of team members
  • Fosters a positive and inclusive work environment to motivate and engage team members
  • Interprets and translates the organizational strategy, ensuring team understanding of their role in accomplishing strategic goals
  • Support recruiting and hiring process
  • Participate in estimate reviews, support lump sum bidding efforts for specific projects, potentially lead pursuit with support from estimating department
  • Perform constructability and design reviews for projects
  • Perform risk assessment of project schedules and monthly status to help teams assess better path to finish with Trades and Client
  • Participate in monthly operational support, operational excellence, safety and quality meetings to provide guidance and leadership
  • Perform quarterly project reviews with help of Operational Excellence
  • Participate in strategic planning sessions for Business Unit
  • Track REA and Claim progress on all projects within the Business Unit, providing support and guidance as necessary
  • Track self-performance needs, strategies to supplement Trades that are underperforming
  • Manage Builder’s Risk events as they come up, specifically when project team is already stretched too thin
  • Drive BIM/VDC coordination efforts for consistent approach
  • Evaluate talent at all project titles and succession gaps
  • Provide leadership and drive consistency with Quality Managers on all project sites
  • Expected travel for weekly visits to projects sites to support challenges, specific tasks critical to success, and provide BU leadership with suggested path to resolution
Qualifications
  • Bachelor’s Degree in Construction Management, Architecture, Engineering, or equivalent
  • Minimum ten years of experience in the AEC Industry 
  • Industry-specific certification, including but not limited to PMP & AECPMA, DBIA
  • Demonstrated Senior Project Management success managing single large projects or a portfolio of smaller projects.
  • Advanced understanding of all core engineering disciplines, project execution, and delivery in design and construction.
  • Manages design process and relationships between design and construction to ensure the designer delivers quality, budget conscious, and complete documents on schedule.
  • Team-oriented individual capable of leading and managing integrated teams including subcontractors.
  • Understanding of integrated project delivery including design, procurement, CQV, and construction processes.
  • Proficient in typical software tools (Microsoft Suite), Safety, Scheduling
  • Excellent leadership, communication, and organizational skills.
