Job description

A General Maintenance will be responsible primarily for general maintenance and repairs in guest rooms, meeting space, and front of the house areas. Guest room and public area entry-level preventative maintenance are included. A General Maintenance Engineer will also perform some repairs on mechanical, electrical, kitchen, and laundry equipment, requiring some skills and experience in these areas, as well as good communication skills.

JOB SCOPE: Responsible for repairing and maintaining all equipment and facilities by applying building trade skills to assigned duties on a regular basis, and other duties as required.

General duties

  • Requisitions all replacement parts for repairs.
  • Picks up work orders from dispatcher, completes jobs and records actions taken.
  • Answers phones, pagers and two-way radios.
  • Completes standard engineering forms.

Plumbing

  • Adjusts and repairs toilets, sinks, tubs, leaks, etc.
  • Opens clogged drains.
  • Installs piping hookup to various plumbing fixtures.
  • Maintains (assembles, dissembles and cleans) fire protection piping system, sprinkler heads, pumps, valves, steam traps, bolt flanges, gaskets, pump-packing, etc.
  • Removes and installs plumbing fixtures.

Electrical

  • Repairs and replaces electrical household appliances (lamps, TV's, hair dryers, etc.)
  • Replaces light bulbs (high reach).
  • Replaces and repairs lights, receptacles, switches, and wring of such devises.
  • Troubleshoots, corrects, and repairs interruptions in electrical service.
  • Provides special electrical service for special functions (displays, shows, etc.).
  • Repairs and replaces electrical controls to all electromechanical devices.
  • Identifies and labels all power distribution points when necessary.
  • Troubleshoots and repairs commercial kitchen equipment.
  • Troubleshoots and traces problems in audio and electronic equipment.

Soldering

  • Solders (silver, brazing) pipes, parts equipment, appliances, etc

Painting/ plastering/ wallpaper/ tiling

  • Removes, preps, primes, wallpapers surfaces and installs wall coverings.
  • Plasters, spackles and tapes walls and ceilings, etc.
  • Paints rooms, hallways, floors ceiling, doors, pipes and equipment, etc.
  • Removes tiles, wallboards, baseboards, marble, etc.
  • Refinishes furniture.
  • Mixes colors for painting.

Locksmithing

  • Installs, repairs, adjusts, locks, strikes, door check, etc.
  • Opens jammed locks, deposit boxes, doors, luggage etc.
  • Makes keys.
  • Installs, maintains, and repairs alarm.

Carpentry

  • Installs hinges, hooks, pictures, doors, and other general accessories.
  • Installs and stretches carpets.
  • Makes and installs shelving, wall guards. Etc.
  • Refinishes and repairs furniture.
  • Makes benches, platforms, cabinets, frames tables, etc.

QUALIFICATIONS:

ESSENTIAL:

  • 3 to 5 years experience in all phases of the Building Trades, re: all of the above mentioned categories.
  • Lifting, carrying, pushing and pulling in excess of 50 lbs, walking for long period of time
  • 3 to 5 years of experience in Commercial Building Maintenance, Carpentry, Electrical and Plumbling skills.

DESIRABLE:

  • H.S graduate

KNOWLEDGE, SKILLS, & ABILITIES:

  ESSENTIAL:

  • Thorough knowledge of plumbing, electrical, painting, plastering/ wallpaper/ tiling, locksmithing, carpentry, air-conditioning

DESIRABLE:

  • Communicating verbally and in writing
  • Meeting productivity requirements

Salary Range: $33.2175 - $44.2903 per hour
