Job description

Whitewater College Rentals, LLC is seeking a part-time (5-15 hours on average per week), Rental Manager to help oversee predominantly student rental properties in Whitewater, WI. If you enjoy working with people, problem solving, are very organized and provide high-quality service, then this job is for you.

The Rental Manager will engage with prospective and current tenants, supervise maintenance requests, and follow up with tenants who are late with their rent.

80% of turnover occurs May 15th – June 1st. This position requires many hours during this time period to check out tenants who are moving, prepare move in paperwork for the new tenants, assist with turnover requirements and repairs and check in new tenants. The leasing time is also heavy during September and October.

General duties include, but are not limited to –
* Provide the day-to-day customer service via email & over the phone/text.
* Address and promptly resolves questions, requests, and complaints from tenants
* Weekly conduct exterior property inspections, interior inspections quarterly
* Meet with prospective tenants to show properties, conduct interviews, verify rental applications and explain terms of occupancy
* Onboard new tenants by executing lease documents
* Follow up on the property up-keep, maintenance, and arranging for repairs when needed

Prior leasing or rental experience is a plus but is not required. Basic math, and computer skills; with strong attention to detail are needed to be successful in this position.
