Turnkey Subcontractor information

What is a turnkey subcontractor?

A turnkey subcontractor is a specialized contractor responsible for completing a project or a specific phase of a project, delivering it fully finished and ready for use. They handle tasks such as design, procurement, construction, and installation, often working under a contract that includes all necessary services to provide a complete, operational system. This role requires coordination with general contractors and adherence to project specifications and deadlines.

What jobs make $10,000 a month without a degree?

A turnkey subcontractor in construction or trades can earn $10,000 or more monthly by managing projects, coordinating teams, and securing contracts, often relying on experience, skills, and industry knowledge rather than formal degrees. Other high-earning roles without degrees include sales, real estate investing, and certain skilled trades like plumbing or electrical work, especially with specialization or business ownership. Success in these fields typically depends on experience, reputation, and the ability to scale operations or client base.

How to make $2000 a week working from home?

A turnkey subcontractor can potentially earn $2000 a week by taking on multiple projects, managing efficient workflows, and building a strong client network. Success depends on skills, experience, and the ability to handle high-volume work, often requiring good time management and industry knowledge. Consistent income may also involve setting competitive rates and expanding service offerings.

What jobs pay 2000 a day?

In the context of a turnkey subcontractor, high-paying jobs that can reach $2,000 a day typically involve specialized skills such as large-scale construction, industrial contracting, or project management in lucrative industries. These roles often require extensive experience, certifications, and the ability to manage complex projects efficiently.

Job description

We are seeking a results-driven and detail-oriented Chief Estimator / Construction Manager to join our team. This dual-role position is responsible for managing both the pre-construction and construction phases of projects, with a focus on light industrial and commercial non-residential construction.

The ideal candidate will have a strong background in project estimating, subcontractor management, and overseeing the execution of construction projects from bid to close-out. Experience with government construction projects and working knowledge of RSMeans or similar estimating tools is highly beneficial.

Legacy Building Solutions core business includes design, manufacturing, and installation of our proprietary building system. This building system is a hybrid consisting of steel framing and custom PVC fabric roof/wall cladding. Legacyโ€™s growth initiatives include a focus on the government sector and offering turnkey construction services (in addition to the Legacy building system) to these government customers. This role is less about managing subcontractors and more about managing a general contractor to perform the other turnkey trades that accompany the Legacy building system. This role will help create and manage this new turnkey construction group within Legacy with a focus on the government sector growth.

ESSENTIAL FUNCTIONS

Estimating & Pre-Construction:

  • Prepare accurate and competitive cost estimates for commercial and light industrial construction projects. Typically design-build projects with management of 3rd party design partners.
  • Develop detailed bid packages and scopes of work for general contractors and/or subcontractors and suppliers.
  • Analyze project plans, specifications, and related documents to assess scope and risk.
  • Utilize RS Means and other estimating tools to support budgeting and estimating processes.
  • Collaborate with architects, engineers, and project stakeholders during pre-construction.

Project & Construction Management:

  • Oversee and manage active construction projects, ensuring schedules, budgets, and quality standards are met.
  • Manage general contractor or subcontractor relationships, including bid solicitation, contract negotiation, and on-site coordination.
  • Conduct regular site visits to monitor progress, safety compliance, and quality control.
  • Coordinate project scheduling, procurement, and communication among stakeholders.
  • Address project issues, change orders, and delays in a timely and cost-effective manner.

ESSENTIAL JOB REQUIREMENTS/QUALIFICATIONS

  • 7+ years of experience in commercial/light industrial construction with a focus on estimating and project management.
  • Proven ability to manage multiple projects and deadlines.
  • Proficiency with estimating software (RS Means experience preferred).
  • Strong understanding of commercial construction methods, scheduling, and project budgeting.
  • Experience with government construction projects and knowledge of public contracting processes is a plus.
  • Excellent written and verbal communication skills.
  • Strong mathematical skills.
  • Ability to travel as needed.
  • Be proficient in business software applications (Word, Excel, Outlook, etc.)
  • Participate in project meetings and conference calls as required.
  • Bachelorโ€™s degree in construction management, engineering, or a related field preferred, but not required based on experience.
