Job description

TMI is seeking a professional, skilled individual for our Turnkey Project Developer position for our branch operations group located at our Chesterfield, Missouri facility. As a Project Developer, this role includes working with internal teams and customers to identify and develop turnkey design-build solutions and energy savings contracting projects, including scope of work development and cost estimating. This role requires not only a knowledge of building systems and the energy engineering field, but also requires strong interpersonal, teamwork and communication skills coupled with the will, determination, work ethic and a desire to succeed. This position requires mastery of acquisition, technical aptitude and project management skills.
The turnkey business provides comprehensive solutions that may include mechanical and HVAC work, electrical, insulation, flooring, ceiling tile, and other building-related services. Projects are typically executed through a combination of internal resources and subcontractors, with subcontractor coordination being a key component of successful project delivery. The role may support large-volume projects across multiple markets, including school and other institutional projects that often require significant subcontractor resources due to limited in-house labor availability.

Position Responsibilities May Include:
  • Responsible for the cost estimates consisting of materials, sub-contractors, purchased equipment, labor (start-up, FYS, service work, etc.), and other construction-related activities assisting Account Managers on determining project costs.
  • Supports Account Managers in developing and establishing project installation budgets, and preparing the sub-contractor request for quotation's including: scope statements; plans and milestone dates; specs; permitting and bonding requirements.
  • Review documents, existing conditions, and subcontractor proposals for potential conflicts and constructability issues.
  • Develops detailed scope based on Account Managers conceptual scope, site walk evaluation or plans and specifications, if available.
  • Creates detailed cost estimates including system sketches, scope definition, exceptions/exclusions, preliminary proposal, vendor/sub-contractor quotes, and points list.
  • Possess comprehensive knowledge of scope, cost, and construction aspects of HVAC projects.
  • Collects project data needed to assemble project scope and estimate, including ability to evaluate existing site conditions and generating a detailed project scope based on observations and project needs.
  • Utilize any relevant plans, specifications, and knowledge of construction industry to analyze project needs and compile detailed cost estimates.
  • Responsible for the take-off and pricing of purchased equipment to ensure accuracy of quantity, size, configuration, voltage, options, etc.
  • Responsible for holding pre-bid meeting with Account Managers to review scope, strategy, etc.
  • Responsible for holding operational cost validation meetings with Turnkey leadership ensuring all costs, scope, inclusions/exclusions, sub-contractor pricing, permitting and DTMI cost are accounted for.
  • Optimizes job costs by negotiating prices with vendors/sub-contractors through quotations for materials and services.
  • Assist Account Manager with determining the need for out-sourced engineering involvement and work with Operations / Fulfillment group to improve and control cost variations in labor, material and subcontracted work through pre-bid validation and post-mortems.
  • Assist and support all efforts of acquisition and customer satisfaction.
  • Provide key technical support in pursuit of DTMI business, including participation on strategic job acquisition teams.
  • Manage the design including conceptual site plans and preliminary engineering documents through construction documents.
  • Continually validate the effectiveness of the existing Design-Build Turnkey processes while identifying and developing improvements.
  • Assist and support all efforts of acquisition and customer satisfaction.

  • Leads multidisciplinary projects or initiatives

Knowledge & Skills:
  • Ability to audit existing mechanical and building systems and recommend solutions to improve.
  • Understanding of construction methods/practices and ability to communicate with and direct subcontractors in an effort to obtain critical proposal information.
  • Project Management and Performance Contracting/ESCO experience required.
  • Must have a general knowledge of basic engineering, electricity, mechanical HVAC systems and the building construction industry
  • Proficient knowledge and operation of AutoCAD.
  • Proficient knowledge of local and regional codes for systems.
  • Proficient knowledge of PM tools & software
  • Proficient knowledge of Microsoft Office: Word, Excel, PowerPoint required; Access a plus
  • Proficient with data gathering, analysis, databases, reporting tools
  • High level of attention to detail and accuracy of work/projects
  • Strong analytical and problem-solving skills
  • Excellent organizational and time management skills with ability to prioritize
  • Effective verbal and written communication skills including professional business and financial acumen
  • Strong relationship and vendor management skills
  • Proven abilities to collaboration skills and facilitation of projects with cross-functional teams
  • Ability to apply good judgement, decision making skills and strong work ethics and integrity on the job

Experience:
  • 5-7+ years of project development/program management, HVAC Operations management experience
  • Experience with construction estimating, project bidding, and/or procurement.
  • Working knowledge of all facets of construction including mechanical, electrical, plumbing systems and knowledge with the operation of HVAC systems, electrical systems and temperature controls.
  • Understanding of construction methods/practices and ability to communicate with and direct subcontractors in an effort to obtain critical proposal information.
  • Flexibility to work outside normal work hours/weekends, as required, including some travel with occasional overnight stays.

Education/Certification: Four-year degree in Engineering or Construction Management or equivalent experience strongly preferred.
