Job description

Central Bethany, owner of brand new AVIVA Apartments, located in the vibrant Downtown Rockwood neighborhood of Gresham, opened in November 2024. AVIVA consists of 108 multifamily units positioned over ground-floor commercial space. Offering micro, studio, one-, and two-bedroom apartments, AVIVA is all about access, activity and great amenities, including spacious common areas, fitness center, state-of-the-art terrace deck overlooking the signature mohawk Rockwood MAX station, and walkability to exciting new businesses and restaurants. AVIVA Apartments seeks a Maintenance Lead to join the Maintenance team. The successful candidate will provide maintenance, repair and landscaping as well as ensure compliance with safety and property security. 

Schedule: Monday-Friday 8:00am-5:00pm

Pay: $25.00 - $28.50 DOE

Position Status: Full Time

Drivers License Required. 

Main Responsibilities:

  • Maintain grounds, including garbage and recycling management
  • Landscaping maintenance; including leaf pick-up, tree and shrub care, pet station, pressure washing, curb painting, and debris clean-up
  • Inspection and reporting of issues with signage, patios, parking lots, entryways, etc.
  • Monitor for safety and security issues and ensure compliant handling of chemicals and safety equipment and tools.
  • Maintenance of service vehicles
  • Support the Sr. Community Manager with various projects 
  • Helps ensure that Porter and Maintenance tasks are carried out correctly
  • Provides general guidance to the Maintenance Assistant and Porter.
  • Participates in 24 hour emergency pager rotation as needed 
  • Completes property incident reports and OSHA paperwork
  • Provides assistance for special projects as needed
  • Promotes excellent customer service and team work
  • Have a positive effect on resident retention

Qualifications:

  • Minimum 2 years maintenance/groundskeeping experience
  • Previous painting experience required
  • Organizational skills 
  • Ability to meet and work with vendors
  • Coordinate tasks with other team members
  • Competent in appliance repair
  • Self-managed and able to work with little to no direction
  • Hard working and efficient

Language Requirement

All team members must have the basic ability to use computer/smart phone applications for training and company system purposes. Employees must also be able to comprehend written documents such as work orders, safety rules, instructions, policies, and procedures. Also required is the ability of employees to speak and communicate effectively with clients, coworkers and management.
