Area Manager โ€“ Property Management

Position Summary

We are seeking an experienced and motivated Area Manager to oversee the operations and performance of a portfolio of residential communities. The ideal candidate is a results-driven leader with a strong background in property management, team development, financial performance, and customer service. This role is responsible for ensuring each property operates efficiently, achieves occupancy and revenue goals, and delivers an exceptional resident experience while maintaining company standards and regulatory compliance.

Key Responsibilities

  • Oversee the daily operations of a portfolio of residential communities.
  • Provide leadership, coaching, and support to Community Managers and on-site teams.
  • Monitor property performance, including occupancy, revenue, budgeting, and expense control.
  • Conduct regular property inspections to ensure curb appeal, maintenance standards, and compliance with company policies.
  • Analyze financial reports and develop strategies to improve property performance.
  • Recruit, train, mentor, and evaluate on-site staff.
  • Ensure compliance with Fair Housing regulations, local laws, and company policies.
  • Partner with maintenance teams to ensure timely completion of work orders, capital projects, and preventive maintenance.
  • Resolve complex resident concerns and support teams in delivering outstanding customer service.
  • Collaborate with regional leadership to implement operational initiatives and achieve company goals.
  • Travel regularly between assigned properties.

Qualifications

  • Bachelor's degree preferred or equivalent property management experience.
  • Three or more years of multi-site property management experience.
  • Proven leadership and team development skills.
  • Strong financial acumen, including budgeting, forecasting, and financial analysis.
  • Excellent communication, organizational, and problem-solving abilities.
  • Knowledge of Fair Housing regulations and property management best practices.
  • Proficiency with property management software and Microsoft Office.
  • Valid driver's license and reliable transportation.

Preferred Qualifications

  • CAM, CAPS, CPM, or other industry certifications.
  • Experience managing conventional or affordable housing portfolios.
  • Demonstrated success improving occupancy, resident retention, and NOI.
