Americas Transaction Management Lead
Job Description Summary
Responsible for the day-to-day transaction management for a complex and/or prominent portfolio of properties on behalf of one or more national and/or global corporate service client(s). Implement the overall vision, strategy, and measurement metrics. Responsible for budgeting, revenue, and profit tracking of all transactions. Ensure the Account Director and other Senior Leaders stay abreast of team performance, volume / commission profile, resource requirement, etc.
Job Description
Essential Responsibilities:
  • Oversee portfolio plans with client real estate goals and objectives in mind
  • Optimize portfolio with clients' work place strategy
  • Manage C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions including lease, sale, sublease, and purchase
  • Align C&W service areas with clients' other real estate functions to ensure consistency
  • Expand account services, and participate in business development; create new, senior level relationships
  • Oversee the flow of key documentation and client communications
  • Partner with clients' Senior level operational groups to identify real estate needs and areas of opportunity
  • Keen financial acumen interpreting financial/ accounting reports, and transaction revenue. Presents activity/ findings to clients' and C&W Senior Leadership
  • Oversee and/or lead all client/C&W business reviews and key client meetings
  • Provide leadership for subordinate staff supporting the transaction activity of the relationship

Transaction Management:
  • Oversee transaction team(s) and their service delivery in N and S America
  • Executes complex large transactions with high-level knowledge
  • Determine clients' needs and communicate project parameters
  • Oversee field broker selection process
  • Oversee negotiations and management of transactions
  • Oversee legal review of all client leased/owned documents
  • Ensure accuracy of financial data and reporting
  • Manage the coordination of client site visits/market tours
  • Ensure all state real estate standards are met
  • Oversee budgeting and revenue tracking of all transactions

Strategic Planning:
  • Lead the development of strategic plans and provide strategic real estate advice to clients
  • Identify occupancy cost savings strategies
  • Develop occupancy expansion/contraction strategies
  • Ensure implementation of agreed upon strategy
  • Produce and/or support business case development
  • Oversee reports, data, and financial analyses toward the completion of a strategic plan
  • Execute strategies by developing action plans
  • Coordinate Stakeholder Management for proposed transactions, assisting with TM process, setting expectations, scheduling, programming, etc.
  • Collaborate with extended PPM & GWO teams and company's functional partners to compile financial assumptions (using standard company formats) and develop Business Case analyses supporting proposed project transactions.
  • Using business justification and Business Case analyses, draft Decision Documents in accordance with company's' directives and standard templates
  • Liaise with internal and external counsel, as appropriate, for them to prepare necessary lease documents to reflect negotiated business terms and RE established minimum standard terms and conditions.
  • Once lease documents have been executed, coordinate transition review meetings to present key Lease Agreement findings to relevant GWO business partners and C&W FM extended team members.
  • Work on sourcing transactions and any other non-C&W commission-related transactions, this does not include non-CW broker transactions.
  • Support ad hoc portfolio and transaction-related program exercises on an as-needed basis.
  • In conjunction with the global lead, organize regular market updates and best practice presentations for the client. Form part of a global team delivering transaction services and reporting to the client, using Costar and Triana

The compensation for the position is: $ 161,670.00 - $190,200.00
