Job description

The Senior Investment Analyst supports the Investments Team and the Investment Committee, enabling informed decisions regarding commercial real estate acquisition opportunities. The Senior Investment Analyst leverages financial expertise to develop financial underwriting models that allow Management to make optimal decisions regarding both balance sheet and joint venture opportunities. This position is located in the Cincinnati, OH Corporate HQ.

Essential Duties and Responsibilities:

  • Coalesce deal inputs from Acquisitions, Transactions, Tax, Insurance and Finance into a comprehensive financial pro forma for each prospective acquisition opportunity.
  • Identify and communicate key insights related to financially significant modeling assumptions, highlighting risks and proposing opportunities.
  • Manage underwriting workflow of each project from the initial underwriting through letter of intent, contract stage, due diligence, closing and transfer of final model assumptions to the ERP system (MRI).
  • Work closely with Acquisition Officers, the Research team, and the Portfolio Management team throughout the acquisition process.
  • Drive the ongoing development and refinement of underwriting best practices.
  • Analyze and present deals to internal stakeholders.
  • Support Acquisitions, Investments, Portfolio Management, and Investment Management with ad hoc financial analysis as requested.
  • Partner with Transactions Associates in their performance of due diligence on prospective acquisitions, potentially including on-site inspections, tenant interviews, and market research.
  • Work with the Investment Management team to develop and implement new underwriting models for potential partnerships, including working knowledge/implementation of JV partner splits and promote waterfalls.
  • Maintain ownership of the team's underwriting models, including ongoing updates, new implementations, troubleshooting, training other team members, and more.

Education / Experience Requirements:

  • Bachelor's degree in Finance, Economics, or Real Estate preferred. Advanced degree a plus.
  • 3-5 years of experience in commercial real estate valuation and analysis required.
  • MS Office experience including high proficiency with Excel. Experience modeling within Argus Enterprise. Familiarity with Dealpath is a plus.
  • This position will have a high level of exposure in the organization so strong verbal and written communication skills are required.
  • Ability to lead complex underwriting projects effectively while managing a variety of ad hoc tasks and assisting junior analysts as needed.
