Job description

What You'll Do:
Tasks listed below are not an exhaustive list of all the tasks that may be required for this position.
  • Ensure project is completed on time, within budget and according to plans and specifications.
  • Supervise and coordinate installation of work in accordance with the contract documents, project schedule, and the planned sequence of work as required to comply with project budget and schedule goals.
  • Oversee and making decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
  • Assist Superintendent with the initial development, management, and maintenance of the project schedule as needed to achieve safe, quality workmanship.
  • Collaborate with project team to develop schedules and determine sequencing of work. Develop and implement recovery strategies to maintain project schedule as necessary.
  • Track project milestone dates and manage the activities required to achieve them.
  • Oversee work among assigned trades to promote a coordinated project operation.
  • Resolve local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule, and all other appropriate matters.
  • Have a complete knowledge of all contracts, subcontract documents, drawings, and specifications, show drawings, schedules, labor agreements and local codes.
  • Manage onsite work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Conduct pre-construction meetings with all trades to review scope of work and to establish expectations for production.
  • Manage the scheduled delivery dates for all material and equipment that have a direct effect on the area(s)/trade(s) assigned.
  • Supervise trade manpower to assure that all work in place is completed within budget and in the most cost-effective manner without sacrificing quality. Determine causes and develop remedies when costs are not in line with budget, estimate, and/or reasonable expectations.
  • Promote and maintain onsite job safety standards as well as all applicable safety codes and regulations by enforcing project specific safety program. Conduct regular safety inspections to and take remedial action when required.
  • Manage and/or participate in all site testing and inspection procedures.
  • Manage building permits, inspections, and conduct final walk throughs.
  • Maintain good working relationships with subcontractors and suppliers.
  • Investigate, communicate, and resolve field issues with the development team, design team, and trade partners.
  • Complete applicable field documentation for daily reports, drawings, RFI, etc.
  • All other tasks and duties assigned or directed.

What You'll Need to Succeed:
  • A high school diploma or equivalent
  • Three or more years prior experience in construction management or a similar discipline is preferred
  • Advanced Procore knowledge.
  • Proficient in Microsoft 365 application suite, including Word, Outlook, PowerPoint, and Excel.
  • Familiar working with MS Project, P6, or similar scheduling software.
  • Effective organization and time management skills.
  • Strong interpersonal and communication skills with the ability to interact and relate effectively, productively, and positively with other associates.
  • Ability to work independently with minimal supervision.
  • Demonstrated ability to direct the work of others including subcontractors and suppliers.
  • Working knowledge of the construction process including scheduling, contract administration, equipment, manpower, etc.
  • Well versed in safety and government regulations with success in implementation on a job site.
  • Must be able to travel locally to project sites as needed
  • Strong knowledge of multifamily residential construction industry
  • Extensive project safety experience with a verity of trades (OSHA 30 preferred)
  • General knowledge of the real estate and development industry
  • Experience in residential and commercial subdivision design
  • Ability to work a schedule during normal working hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely
  • Consistent, regular and in person attendance during assigned hours at the workplace are required
