About Us

RM-MCI, LLC is a commercial general construction company that manages a wide range of building, renovation, and tenant improvement projects. In addition to general construction services, we self-perform mechanical HVAC work, giving us greater control over project quality, coordination, scheduling, and cost.

We are looking for a skilled Commercial Project Manager / Estimator who can help estimate, plan, manage, and deliver commercial construction projects from bid through closeout.

Position Summary

The Commercial Project Manager / Estimator will be responsible for preparing accurate project estimates, coordinating bids, managing project budgets, overseeing schedules, communicating with owners and subcontractors, and ensuring successful project execution. This role requires a strong understanding of commercial construction, plan reading, subcontractor coordination, cost tracking, and project documentation.

Experience with mechanical HVAC scopes is highly preferred, especially for candidates who understand coordination between general construction and self-performed mechanical work.

Key Responsibilities

· Review plans, specifications, addenda, and project documents to prepare accurate estimates.

· Perform quantity takeoffs for general construction and related trade scopes.

· Solicit, review, and level subcontractor and vendor proposals.

· Prepare bid packages, proposals, budgets, and change order pricing.

· Manage assigned projects from preconstruction through closeout.

· Develop and maintain project schedules, budgets, submittals, RFIs, change orders, and job cost tracking.

· Coordinate with owners, architects, engineers, subcontractors, vendors, and internal field teams.

· Support field crews with project information, material procurement, and schedule coordination.

· Track committed costs, actual costs, labor production, and project profitability.

· Review subcontractor invoices, vendor invoices, and pay applications.

· Identify project risks, scope gaps, and cost impacts early.

· Maintain strong communication with superintendents, foremen, and company leadership.

· Ensure work is completed safely, on schedule, within budget, and in accordance with contract documents.

Qualifications

· Experience as a Project Manager, Estimator, Assistant Project Manager, or similar role in commercial construction.

· Strong ability to read and interpret construction drawings and specifications.

· Understanding of commercial building systems, subcontractor scopes, and construction sequencing.

· Experience estimating commercial construction projects.

· Mechanical HVAC experience is preferred.

· Strong organizational, communication, and problem-solving skills.

· Ability to manage multiple bids and active projects at the same time.

· Proficient with Microsoft Excel, Outlook, and construction/project management software.

· Ability to build relationships with owners, subcontractors, vendors, and field personnel.

· Valid driver license required.

Preferred Experience

· Commercial general construction estimating and project management.

· Mechanical HVAC estimating or project coordination.

· Design-build or negotiated work experience.

· Change order management and job cost tracking.

· Experience with public, commercial, institutional, or industrial projects.

· Familiarity with submittals, RFIs, procurement logs, schedules, and closeout documentation.
