Come join our GTE Financial team!
We are seeking a highly detailed, initiative-taking professional to join our team as a Title Processor/Closer. The Title Processor/Closer supports GTE Title, a CUSO of GTE Financial. This position is in a title agency environment, providing title insurance services for a variety of real estate transactions. Responsibilities include title processing, coordinating, and conducting real estate closings, completing post-closing activities, and providing administrative support to the agency.
The primary focus of this role is to manage transactions from order entry through closing and post-closing follow-up while delivering accurate, timely, and responsive service to members, lenders, real estate agents, and all other transaction parties.
What Does GTE Look for in a Title Processor/Closer?
Processing and Closing:
  • Enter and maintain title order information and request title commitments from the underwriter for new files.
  • Prepare and deliver closing protection letters, preliminary closing disclosures, settlement statements, and title requirements to lenders as needed.
  • Order surveys, payoffs, lien searches, municipal searches, and other required services to resolve title requirements and clear files for closing.
  • Respond to inquiries from members, real estate agents, lenders, attorneys, and other transaction parties by phone and email.
  • Coordinate closing dates, times, and logistics with all parties involved in the transaction.
  • Conduct real estate closings with members, borrowers, buyers, sellers, agents, and lenders while ensuring all documents are properly executed and notarized, as applicable.
  • Review closing documents for accuracy, completeness, and compliance with lender instructions, title requirements, agency procedures, and regulatory guidelines.
  • Prepare, review, and balance Closing Disclosures (CDs), settlement statements, and disbursement documentation in coordination with lenders and internal team members.
  • Coordinate funding approval, verify receipt of required funds, and ensure disbursements are completed accurately and timely following closing.
  • Communicate closing status, outstanding conditions, funding updates, and scheduling changes to all applicable parties throughout the transaction.
  • Upload recorded documents and related file materials into the agency's title software system.
  • Distribute lender loan policies and owner's title insurance policies to the appropriate parties.
  • Apply working knowledge of title requirements for condominiums, townhomes, mobile homes, primary residences, investment properties, and other residential property types.
  • Maintain accurate spreadsheets, file records, and post-closing documentation to ensure timely reconciliation and file completion.
  • Scan, audit, and close files within the title software system while completing all required post-closing activities.
  • Assist with additional administrative duties and special projects supporting the title agency as assigned.

Operations:
  • Maintain knowledge of and comply with all applicable federal, state, and agency regulations.
  • Adhere to all departmental, operational, administrative, and GTE Financial policies and procedures.
  • Thrive in a fast-paced, ever-changing environment while effectively managing multiple priorities with minimal supervision.
  • Demonstrate exceptional attention to detail, organization, problem-solving, and customer service skills.
  • Maintain confidentiality of member and transaction information at all times.
  • Demonstrate functional knowledge of the Bank Secrecy Act (BSA), USA PATRIOT Act, Office of Foreign Assets Control (OFAC), Anti-Money Laundering (AML) regulations, Right to Financial Privacy Act, and the Bank Bribery Act.
  • Perform other duties as assigned.

Preferred Qualifications:
  • Previous experience in title processing and/or real estate closings.
  • Knowledge of title insurance, settlement procedures, and closing documentation.
  • Experience working with title production and closing software.
  • Strong verbal and written communication skills.
  • Excellent organizational, time management, and multitasking abilities.
  • Ability to work independently while collaborating effectively with team members.
  • Bilingual (English/Spanish) preferred.

Required Qualifications:
  • High school diploma or equivalent. Some college preferred.
  • Minimum 1-3 years of work experience in title or a related field or combination of education and experience.

Position Details:
  • Location: Downtown Tampa - GTE Headquarters
  • Department Hours: Monday- Friday (8:00 am to 5:00 pm)

Full-time hours required, with additional hours necessary to accomplish objectives, goals, and projects.
The position is defined as hybrid in nature, (in-office, or remote) and may be changed at any time by management with appropriate notice, if possible.
Required for Remote/Hybrid Work:
  • A quiet workplace so you can focus on delivering excellent service to our members.
  • Some positions will require performance standards to be met to qualify for alternative work arrangements.
  • Required to have power and high-speed internet over 100MB (minimum).
  • Video capability (connection of 1.5 Mbps up and down recommended).
  • Candidates must provide and meet all technical requirements prior to the first day of training.
  • Hybrid candidates must live within driving distance of the office location and be able to regularly commute to and from the office location as needed.
