What is a title abstractor?
As a title abstractor, you look through real estate records to evaluate a property title for a client. You research past real estate and property records to identify all the relevant information about a property and identify any “clouds.” The clouds you find have the potential to limit whether a property can be bought, sold, or even used. Your duties include gathering information from public documents, assessing potential clouds, and reporting an opinion on the title. Other responsibilities include preparing legal documents, reaching out to other professionals, and meeting deadlines.

What is the difference between Title Abstractor vs Title Examiner?

| Work Environment | Office-based, reviewing property records and preparing abstracts | Office-based, reviewing titles and legal documents for accuracy |
| Industry Usage | Commonly used in real estate, title companies, and legal settings | Used in title companies, real estate, and legal industries |
| Job Focus | Summarizing property history and creating abstracts | Verifying and examining property titles for legal clarity |
Both roles involve working with property records and titles, but Title Abstractors focus on summarizing property histories, while Title Examiners verify the accuracy and legality of titles. They often work together in real estate and title industries, sharing similar credentials and work environments.
