We are seeking a skilled Maintenance Supervisor to join our team. The Maintenance Supervisor will be responsible for overseeing and performing a variety of technical and mechanical tasks to ensure our community meets our standards for cleanliness, safety, and functionality.
Essential Duties and Responsibilities
  • The essential functions include, but are not limited to the following:
  • Provide leadership and problem-solving skills to all maintenance teams as assigned
  • Train maintenance staff for technical, safety, customer service and general team skills in accordance with Company policy
  • Provide clear and consistent feedback to community maintenance staff members while promoting teamwork in a collaborative environment
  • Assist the Community Manager in preparation and adherence to annual maintenance and community budgets. Control expenditures to help the community meet financial objectives.
  • Accountable for the overall financial performance and goal attainment it relates to maintenance
  • Complete and document service requests in the property management software
  • Participate in an ongoing community improvement plan and preventative maintenance program
  • Ensure that lofts are market ready in five business days and in accordance with Company policy
  • Remove and transfer heavy appliances and equipment from storage area to loft (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Identify, document, and communicate any energy savings opportunities that can decrease community energy consumption to the Community Manager
  • Execute tasks on cleanliness and overall appearance of the community grounds, amenities, building exteriors, loft interiors, breezeways, curbs, signage, leasing office, central garbage areas/trash compactor, parking lots, and other buildings and common areas to meet and exceed AREY Group standards
  • Ensure all materials and services meet quality standards, scope and specifications in accordance with Company policy
  • Diagnose and perform daily and as directed, maintenance/repair on the following:
    • Electrical and plumbing (including water lines)
    • A/C and heating systems
    • Appliances, electric water heaters
    • Stairs, gates, fences, patios, railings
    • Tile, carpet, flooring
    • Roofing, gutters, fasteners
    • Interior/exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures and appliances (where applicable)
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Door deadbolts, hardware, and locks
    • Security systems (where applicable)
    • Ceiling leaks
    • Walls
    • Pool areas, tile, Jacuzzi, pool furniture
  • Maintain a clean and orderly work area and maintenance shop in adherence with Company policy and ensure that storage areas, shops, etc. remain locked when not in use
  • Maintain proper levels of inventory and order maintenance supplies as needed with the Community Manager’s approval
  • Assist the Community Manager as directed in obtaining bids and interacting with contractors
  • Remain knowledgeable of competitive pricing of supplies and services
  • Maintain working knowledge and follow pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and freon
  • Adhere to and comply with Company safety policy and wear personal protective equipment (PPE) as directed
  • Maintain awareness of all utility meter cut-offs, loft and fixture cut-offs, sewer cleanouts, etc.
  • Maintain knowledge and understanding of the Emergency Preparedness Plan (“EPP”) and procedures for the community you are assigned
  • Maintain courteous and helpful demeanor with all residents, prospective residents, co-workers, vendors, etc.
  • Ensure preventative maintenance is planned and performed in accordance with Company policy and schedules are followed
  • Assist with resident functions as required, including set up and clean up and act as a team member with all associates of the management staff
  • Adhere to a schedule, be prompt, on time and maintain regular attendance
  • Must have reliable mode of transportation at all hours
  • Must have mode of communication in which to be contacted at home and to respond in cases of emergency
  • Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the community
  • Responsible for seeking educational opportunities and information to stay updated on current best-practices and regulations related to job duties
  • Must be willing to perform work at or be assigned to other communities as needed
  • Must be available and willing to answer 24-hour maintenance emergency calls, calls outside of “business hours”, trips to pick up supplies etc. which may require travel to perform work at other properties in the geographic area
  • Other duties as assigned.
Knowledge, Skills and Abilities:
  • Responsible for thorough knowledge and adherence to Sierra Property Management Company policy
  • OneSite/RealPage experience preferred
  • Ability to take and give direction and work independently
  • Ability to coach, direct, train, and develop team members
  • Ability to communicate clearly and professionally in English in both written and verbal form with residents, co-workers, and vendors
  • General knowledge of building codes and laws applicable to the community. (i.e. freon recovery, electrical, plumbing, swimming pools)
  • Ability to work outdoors and/or without air conditioning for extended periods of time
  • Ability to operate standard maintenance equipment in a proper and safe manner including but not limited to:
  • General hand tools
  • Appliance Dolly
  • A/C gauges and cleaning chemicals
  • Electric power tools
  • Ladders including extension ladder
  • Gas and electric powered hand-held chain saw and/or pole saw
  • Mower (hand-push and riding)

Education And Experience
  • High school diploma required and professional knowledge of all trades/maintenance discipline.
  • Up-to-Date Universal type EPA Certification required
  • Swimming Pool Certification required
  • College degree and/or certifications are a plus.
  • At least 5 years of experience in apartment maintenance or related field

Requirements:
  • Strong HVAC experience
  • Strong electrical experience and trouble shooting skills, licensed preferred
  • Strong plumbing experience and trouble shooting skills, licensed preferred
  • Must have proper tools, meters, gauges and power tools required for all trades
  • Must possess and maintain a valid driver’s license and adequate car insurance
  • Must have reliable transportation
  • Must be available for weekend, holiday and evening work as needed
  • Travel and overnight stays are limited but may be required
  • Must always maintain a professional appearance and demeanor
