Job description

Our growing residential property management company is currently seeking a dedicated, full-time Property Manager to join our team. 

Minimum Requirements

  • Applicants must possess a Real Estate license in good standing for at least 2 years.
  • A minimum of 1 year of residential leasing experience is required.
  • Candidates must have at least 1 year of property management experience.
  • At least 1 year of experience working with AppFolio or a comparable property management platform is necessary.
  • Ability to interact effectively with owners, residents, and team members is essential.
  • Competence in personal computer skills, including keyboarding, internet searching, mathematics, and proficiency with the Microsoft Office Suite (Word and Excel) is required.
  • Self-motivation and attention to detail are important qualities for this role.
  • A valid driver’s license and reliable transportation are required for the position.
  • Experience with MS Office applications and One Site or similar software is needed.
  • The ability to work well under pressure in a fast-paced environment is necessary.
  • Minimum 1 year experience working with AppFolio or another platform.

Daily Operations

As the Property Manager, you will oversee the daily operations of assigned properties to ensure their smooth functioning within our residential portfolios. You will utilize AppFolio Property Management and Dotloop Transaction Management Software to streamline property management tasks and maintain both electronic and paper files in an organized, efficient manner for easy retrieval and compliance.

Rent and Payment Management

  • Ensure timely collection of rent payments and follow up diligently on any late payments.
  • Process partial payment agreements and monitor them to ensure all payments are received according to the agreed-upon schedule.

Owner/Tenant Relations

  • Foster positive tenant experiences while enforcing company policies and procedures.
  • Build and maintain strong relationships with tenants, responding promptly to their concerns to support satisfaction and retention.
  • Handle inquiries, complaints, and issues from tenants, ensuring timely and effective resolution of property-related concerns.

Legal Compliance and Documentation

  • Ensure strict compliance with landlord-tenant laws and all applicable local, state, and federal regulations.
  • Process the disposition of security deposits and refunds in accordance with legal requirements and within required timeframes.
  • Address insurance needs and identify potential liability issues to protect property owners and tenants.

Lease and Management Agreements

  • Oversee property management agreement renewals, lease renewals, and tenant move-outs. Ensure all property management agreements and lease renewals are renewed promptly, to ensure adherence to company policies and procedures.

Homeowner Association (HOA) Coordination

  • Process all HOA notices and follow up until satisfactory resolution is achieved.

Notices and Evictions

  • Issue tenant notices as appropriate in accordance with company policies and legal requirements.
  • Handle all aspects of eviction processing when necessary, ensuring adherence to established procedures.

Real Estate Sales

This position also offers opportunities to assist buyers and sellers in residential real estate transactions.

Other Duties

Perform additional duties as assigned to support the overall management and success of the company.
