Job description

Peabody Properties seeks an experienced Financial Analyst to join its team of property management professionals at an assigned portfolio in Boston and surrounding areas.

The Financial Analyst maximizes the performance of an assigned portfolio through in-depth data analysis and budget management. This role is responsible for the annual budgeting process, monthly forecasting and variance tracking.

The analyst relies on solid hand-on experience with RealPage Onesite to extract data, monitor property performance and optimize portfolio profitability.

Functions of the Portfolio Financial Analyst Role:

  • Coordinate, develop, and finalize the annual operating and capital budgets for the entire property portfolio.
  • Prepare monthly and quarterly rolling cash flow forecasts, revenue projections, and expense trends
  • Conduct rigorous monthly reviews of actual vs. budgeted financial performance. Identify discrepancies, investigate root causes with property teams, and recommend corrective actions.
  • Monitor and analyze key performance indicators including profitability, occupancy rates, net effective rent, delinquency, and renewal trends.
  • Utilize RealPage OneSite to extract financial data, audit ledger accuracy, review rent rolls, and generate specialized financial reports.
  • Prepare and present comprehensive monthly, quarterly, and annual financial packages for internal leadership and external stakeholders/investors ensuring all internal and external financial reporting requirements and deadlines are met.
  • Acts as the primary financial advisor to property managers, helping them understand financial metrics and optimize their property-level budgets in collaboration with the Director of Operations/Senior Property Manager/Senior Portfolio Manager.

Qualifications for the Position:

  • Minimum 3 years’ experience of financial analysis with a focus on corporate budgeting and forecasting in the property management sector/industry.
  • Bachelor’s degree in finance, accounting or related business field
  • Extensive knowledge of OneSite, proficiency with Microsoft Word, PowerPoint, and Excel.
  • Proven experience managing complex, multi-property budgeting process from start to finish.
  • Strong analytic mindset with the capability to evaluate portfolio data to identify revenue-generating opportunities and cost savings.
  • Excellent written and verbal communication skills, with the ability to explain complex financial concepts to non-financial operational staff.
  • Ability to take initiative and be self-motivated.
