Federal Realty Investment Trust is seeking an experienced Maintenance Technician to join our team. As the Maintenance Technician for Federal Realty, you will assist in the oversight of a number of properties within our Baltimore Area portfolio. The successful candidate will have the ability to enhance operational effectiveness by assisting in maintaining the integrity and efficient operation of all properties within the specified portfolio.

Responsibilities
  • Conduct site inspections (to include frequent walking inspections) of properties. Follow appropriate procedures to complete necessary repairs on the property which include but are not limited to: identifying and addressing potential safety hazards, sign post straightening/relocating, cold patch temporary pothole repair, basic light bulb replacement and minor electrical work, general painting, general carpentry (i.e. dumpster enclosure slat replacements), patch repair or grinding of concrete and caulk replacement, investigation of roof leaks, reporting of accumulated trash/bulk items and assisting with removal if necessary
  • Communicate regularly with Property Management and/or other members of the property team (porters, security), promptly reporting and/or resolving existing or potential problems
  • Build and maintain Tenant relations, communicate professionally and provide follow-up to both Tenants and internal team members. Project a positive and professional approach at all times
  • Build and maintain a rapport with daily/regular site contractors (security, porters, landscaping), positioning yourself as the go-to person for the properties
  • Partner with Property Management to become familiar with Scopes of Work and manage contractor progress for site work (asphalt repair, larger-scale painting, concrete replacement, etc.). Follow-up with contractors as necessary to ensure projects are completed as contracted
  • Manage electrical contractor and lighting repair process, ensuring contractor is providing monthly lighting inspection reports & repair proposals. Partner with Property Management to review and approve proposed repairs and follow up with vendor to ensure properties are appropriately lit at all times. Provide pro-active involvement/direction - for example, ensure lighting timers are adjusted for Daylight Savings as needed
  • Support marketing, janitorial, security, landscaping, Tenant Coordination, and other departments as needed
  • Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment
  • Promote and contribute toward the overall effort in maintaining a high standard in the operation and appearance of the property
  • Schedule and facilitate regular company vehicle maintenance appointments. Maintain vehicle in a clean condition
  • Organize and maintain tools and supplies
  • Perform other maintenance duties as assigned
Qualifications
  • Minimum 3 years' experience in past maintenance position
  • High School diploma or equivalent
  • Valid Driver's License is required to drive the company vehicle
  • Skilled at using a variety of tools required for the job
  • Ability to organize workload and work independently with the ability to prioritize and execute efficiently so that tasks are completed appropriately and status is communicated to team members
  • Demonstrated knowledge of safe work practices
  • Mechanically inclined to make sound decisions in regards to repairs
  • Must be able to climb ladders or scaffolding as needed
  • Must be able to lift up to 50 pounds and work on ladders up to sixteen (16) feet
  • Must be able to walk a property 3 to 4 times a day
  • Must be able to stand for long periods of time (up to 6 hours)
  • Proven ability to work well within a fast-paced team environment and execute problem-solving solutions
  • Good communication skills
  • Must have flexibility with schedule as weekend and after hours work required

Salary Range: The typical pay range is $58,000-$68,000 a year (equivalent hourly rate range of $28.00-$33.00). Salary is determined by job-related skills, experience, and relevant education, training, and/or certification in electrical, plumbing, and/or HVAC.
