Job description

Job Summary:

Summary

This position's function is to install, service, inspect, operate, and repair all environmental-control systems and refrigeration systems located throughout this facility, utilizing knowledge of refrigeration theory, pipe-fitting and structural layout.

Essential Duties and Responsibilities

  • Perform all preventative and routine maintenance on all HVAC systems on the SOCHS campus and associated buildings.
  • Perform seasonal start up and shutdown of central chiller plants including Air Cooled, Centrifugal, and associated cooling towers up to 600 tons.
  • Oversees HVAC planning and new construction to ensure compatibility with existing systems.
  • Understand and administer chemical protection of systems both open and closed, heating and cooling.
  • Contact vendors for equipment pricing and competitive bids on projects. Assist Director in evaluation of bids and choosing successful bidder.
  • Perform Preventative and Routine maintenance on all commercial and noncommercial refrigeration systems.
  • Perform Preventative and Routine maintenance on all Oxygen, Vacuum, and Medical Gas systems.
  • Connects motor, compressors, temperature controls, humidity controls, and circulating ventilation fans to control panels & connect control panels to power source.
  • Replaces defective breaker controls, thermostats, switches, fuses and elect. wiring to repair units using electrician's hand tools and test equipment
  • Installs, repairs and services air conditioners, ranging from small window units to twenty-ton units.
  • Installs duct work and chassis parts, using portable metal working tools and welding equipment.
  • Performs related pipe-fitting functions:
    • Cuts & bends tubing to correct length & shape, using cutting & bending equipment & tools.
    • Cuts & threads pipe, using machine threading or hand threading equipment.
    • Joins tubing or pipes to various refrigeration units by means of sleeves, couplings or unions and solders joint, using a torch.
  • Manipulates computer Energy Management System to achieve maximum comfort level at lowest energy cost.
  • Observe pressure, vacuum, temp gauges and adjusts controls to insure proper operation.
  • Dismantles malfunctioning systems and tests components, using electrical, mechanical, and pneumatic testing equipment.
  • Attaches thermocouples to various points or refrigeration system and test-operates equipment to evaluate functioning and cooling capacity of system.
  • Supports and promotes the mission and values of Covenant Health Ministry.
  • Other duties as consistent with this role.

Education and Experience

  • High School Diploma or GED
  • 2 year Vocational/Technical school with courses in mathematics, physics, industrial arts course, blueprint reading, and mechanical drawing or related experience required.
  • EPA Certification Preferred
  • Med Gas 6040 Certification Preferred
  • Maine Driver's License
  • 1-3 years of related of boiler experience
  • Experience with Siemens and Trane Building Management Systems preferred.
  • A minimum of 6 years on the job training may be considered equivalent to formal educational training program.
  • Must possess a working knowledge of the following trades & theories (ratio between heat, temp., volume (press) - pneumatic control systems - electronic control systems - pipe-fitting applications - steam heating, humidification system - Medical air systems - vacuum and oxygen delivery systems) Numerical skills are necessary to read blueprints and understanding specifications.

An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements.

Working Conditions/Physical Demands

Must possess the physical and mental abilities to perform the tasks normally associated with this position that involve a combination of sitting, standing, walking, bending, stooping, twisting, and reaching. Lifting/carrying frequently up to 35 pounds, and occasionally up to 50 pounds. Some stress is related to a high level of responsibility for quality care. The ability to speak, read, write, and understand written instructions in English is required.
