Job Description
The Technical Interior Designer - Capital Projects is responsible for leading interior design and renovation efforts across Landmark's operational portfolio. This role manages projects from concept through construction administration and FF&E procurement, ensuring that renovation and capital improvement projects are executed with design integrity, cost efficiency, and operational continuity. The ideal candidate brings technical interior design expertise, strong project coordination skills, and the ability to translate brand vision into durable, budget-conscious environments.

Direct Reports: None
Travel: 50% annual travel responsibility
Duties/Responsibilities: The duties listed below are an outline of the role's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.
  • Design & Pre-Construction
    • Lead schematic and concept design for renovation and capital improvement projects across the operational portfolio.
    • Develop mood boards, finish concepts, and design narratives that reflect property brand positioning and target resident profile.
    • Conduct site assessments and collaborate with the Facilities team to define project scope and design intent.
    • Coordinate with General Contractors and the Project Manager early in the process to ensure constructability and cost alignment.
    • Develop design standards, finish libraries, and reusable scope templates to improve consistency and efficiency across the portfolio.
  • FF&E & Materials
    • Curate FF&E and materials selections based on durability, budget parameters, lead times, and brand alignment.
    • Produce comprehensive FF&E and finish schedules for each project.
    • Coordinate procurement logistics and manage OFCI (Owner-Furnished, Contractor-Installed) processes.
    • Review substitutions and alternates submitted by contractors and vendors, ensuring design intent is maintained.
  • Construction Documentation & Administration
    • Prepare interior construction documents suitable for contractor bidding and construction, including demolition plans, space layouts, reflected ceiling plans (RCPs), finish plans and schedules, millwork drawings, and interior elevations.
    • Coordinate interior design document sets for Architect of Record (AOR) overlay on permit-required scopes.
    • Maintain organized project documentation and version control throughout the project lifecycle.
    • Respond to RFIs related to interior scope and review submittals and shop drawings for compliance with design intent and specifications.
    • Conduct site visits and punch list walkthroughs; coordinate resolution of open items with General Contractors and Facilities.
  • Project Coordination & Collaboration
    • Partner closely with Project Manager and the Capital Projects team to align design deliverables with project schedules and budgets.
    • Track billable design hours by project; support cost reconciliation at invoice closeout
    • Coordinate with licensed Architects of Record on permit-triggering scopes; clearly communicate when AOR engagement is required.
    • Provide informal design consultation and guidance to operational properties seeking minor updates or refresh support.
    • Maintain indirect alignment with the Design and Capital Projects teams to support cross-functional consistency.
    • Serve as the primary interior design point of contact from project initiation through closeout.

Education & Experience
  • Bachelor's degree in Interior Design, Interior Architecture, or related field required; NCIDQ preferred.
  • 4-6 years of professional interior design experience, including renovation or capital projects.
  • Portfolio demonstrating full project lifecycle experience required.
  • Experience in multifamily, student housing, hospitality, or senior living strongly preferred.
  • Experience working with licensed Architects of Record and permit-based workflows.

Preferred Knowledge, Skills, & Abilities
  • Ability to manage multiple concurrent projects through effective time management, organization, and prioritization.
  • Comfortable working independently with minimal supervision and owning deliverables.
  • Strong organizational skills and attention to detail; able to track documentation, schedules, and requirements across workstreams.
  • Proficiency in AutoCAD, Revit, or comparable design software.
  • Working knowledge of Adobe Creative Suite preferred.
  • Proficient in Microsoft Office, including Excel for budget and schedule tracking.
  • Cost-conscious design approach with sound material and specification judgment.
  • Familiarity with property management or housing operations preferred.
