Starting Pay Rate: $65,000 annually

The Facility Manager is responsible for supervising the day-to-day planning and execution of the maintenance staff workload. This position monitors the condition of all of Valley Manor's facilities and grounds not limited to the upkeep, repairs, renovation, of equipment and new construction.  


ESSENTIAL JOB FUNCTIONS

  • Manage work orders submitted by staff through Q Ware. Prioritize and assign work to staff; audit all repairs to buildings, equipment or grounds that create potential hazards for residents and staff are addressed first. 
  • Ensure the development of appropriate policies and procedures.
  • Monitor the condition of buildings, equipment, and grounds for Valley Manor.   
  • Direct upkeep, repairs, renovations, and capital equipment purchases. Serves as the corporate liaison to the Director of Facilities Housing.
  • Negotiate and monitor operational and preventive maintenance contracts for all Valley Manor operations.
  • Provides support and technical assistance to all departments within the corporation.
  • Interact with subcontractors and outside vendors to ensure the coordination of services take place.
  • Schedule, coordinate and direct all building-related maintenance, renovation and construction projects, and monitor their performance to ensure objectives are met.
  • Develop and oversee the operations budget, short-term and strategic goals for the department and monitor performance.
  • Participate and support all organization wide initiatives through active coordination and implementation into division operations.
  • Excellent verbal and written communications, networking, and presentation skills. 
  • Excellent organizational skills and attention to detail
  • Demonstrated ability to manage complex tasks and prioritize competing demands in order to meet deadlines.
  • Proficiency in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint)
  • Experience with basic accounting functions and related technology.
  • Oversee and direct the facility's fire, safety and emergency preparation policies and processes. 
  • Promote positive community relations and customer service in all aspects of performance.
  • Responsible for safety training and building safety issues record maintenance.
  • Participate and support Valley Manor special events and functions.
  • Lead staff and In-Service meetings as scheduled.
  • Manage departmental expenses, including payroll, and operating expenses to ensure monthly budgets are met.
  • Responsible for the recruitment, selection, orientation, performance management and on-going development of department staff.
  • Manage asbestos program designed for Valley Manor to include all licensing, physicals, testing, tracking as required.  

Requirements

QUALIFICATIONS:

  • Bachelor's degree or technical equivalent.
  • Minimum 4 years of experience in facilities management, a comprehensive knowledge of facilities management practices, and demonstrated proficiency in project management. 
  • Valid New York State Driver's license with a clean driving record.
  • Supervisory experience required. 
  • Must have demonstrated managerial skills, including planning and budget management.
  • Strong organization and leadership skills.
  • Ability to work independently. 
  • Ability to interact courteously and tactfully with staff, residents, family members, visitors, vendors, and the public.

Performing duties of this job require occasional walking and standing in and around the reception area, and lobby. Must be able to occasionally lift loads of 30 pounds up to 50 pounds without assistance and the ability to sit, talk, and hear is required. Specific vision abilities required by this job include close vision, distant vision, peripheral vision, color vision and the ability to adjust focus.
