Job description

Job Summary
The Specialist of Asset Management is responsible for providing analytical and operational support on company-wide Asset Management programs and projects designed to strategically reinvest capital within the owned single-family rental (SFR) portfolio across 16 markets. Responsibilities include driving field-level capital program execution, leveraging advanced analytics and AI-assisted tools to optimize asset level NOI performance, and partnering closely with corporate and field teams as well as external investors and partners. The role requires demonstrated expertise in the residential single-family rental space, including familiarity with SFR market dynamics, asset lifecycle management, and data-driven disposition and reinvestment decision-making. This position will report to the Senior Manager, Asset Management.
Essential Job Duties and Responsibilities
Capital Reinvestment & Field Execution
  • Collaborate with operations teams and support other cross-functional business verticals to facilitate, execute, and expand capital reinvestment programs across all markets
  • Track and report on capital deployment and program performance at both the individual asset and market level, partnering with field teams to ensure approved projects are executed on schedule and within budget
  • Review and approve project proposals in compliance with established processes, workflows, and authority levels
  • Support the development of market-level business plans, including renovation program ROI analysis, hold/sell recommendations, and market-specific reinvestment strategies
Analytics, Reporting & Decision-Making
  • Develop and administer dashboards, analyses, and reports across all reporting cadences (ad-hoc as needed) using Tableau, Power BI, and other intelligence platforms
  • Leverage internal dashboards, predictive analytics tools, and automated valuation models (AVMs) to identify portfolio performance outliers, forecast NOI and rent growth, and support disposition or reinvestment timing decisions
  • Analyze data and identify trends and key findings in quantitative and qualitative data sets from the company's internal Enterprise Data Warehouse, Yardi, Salesforce, Tableau, and other systems
  • Support automation of reporting across internal software platforms and maintain financial and operational reporting dashboards and data visualizations
  • Identify opportunities to design new and/or refine existing analyses and processes to improve the Asset Management team's productivity, accuracy, and efficiency over time
  • Utilize generative AI tools to accelerate data synthesis, reporting, and research tasks where appropriate
Financial Analysis & Portfolio Management
  • Review, analyze, and recommend properties for disposition using hold/sell analysis frameworks including IRR, cap rate benchmarking, and market comparable methodologies; present recommendations to investment leadership for portfolio rebalancing decisions
  • Support and enhance financial modeling and forecasting processes, including annual budget preparation in coordination with corporate departments
  • Provide financial guidance to investment management leadership through preparation, review, and analysis of key financial metrics including NOI per asset, occupancy rates, rent growth, and return on capital
  • Support ad-hoc analyses and projects as directed
Education and/or Experience
  • Bachelor's degree in finance, real estate, business, AI, economics, or a related field required; advanced degree (MS, MBA) is a plus
  • 1-3 years of experience in financial/data analysis, investment analysis, institutional real estate, or SFR/BTR residential acquisitions or asset management is preferred; exceptional recent college graduates will be considered
  • Prior experience in single-family rental, build-to-rent, or institutional residential real estate strongly preferred; familiarity with SFR market dynamics, per-home economics, and asset lifecycle management is a meaningful differentiator
  • Financial modeling, business analytics, and/or other real estate experience required
  • Working proficiency in Python, R, or SQL expected; advanced data science methods (regression, clustering, predictive modeling) are a strong plus
  • Experience with data visualization in Tableau or Power BI preferred
  • Comfort working with AI and machine learning outputs in a real estate or analytical context; experience with generative AI tools for reporting or data synthesis is a plus
Required Licenses or Certifications

Skills / Specialized Knowledge
Technical & Analytical
  • Proficiency with Microsoft Office applications (Excel, PowerPoint, Word, Outlook) including advanced Excel skills (pivot tables, complex formulas, financial modeling) required; VBA a plus
  • Working proficiency in Python or SQL for data querying, manipulation, and analysis; ability to build or maintain analytical models in a scripting environment
  • Experience with BI and visualization platforms (Tableau, Power BI, or equivalent); ability to build and maintain executive-ready dashboards
  • Comfort interpreting automated valuation models, predictive maintenance schedules, or rent growth forecasts
  • Familiarity with real estate and SFR-specific data platforms (Yardi, Salesforce, CoStar, JBREC, or similar) and cloud data environments (Snowflake, Databricks, or equivalent) preferred
Real Estate & Business Acumen
  • Understanding of SFR and institutional residential real estate fundamentals: cap rates, NOI, IRR, hold/sell analysis, disposition strategy, and asset lifecycle management
  • Comfort with basic finance and accounting theory with the ability to read and comprehend financial statements
  • Ability to translate complex data and financial analyses into clear, actionable recommendations for leadership

Other Requirements
  • Some travel may be required to support field market visits and program reviews

Physical and Mental Demands
This position will spend long hours sitting and using office equipment and computers. Remote work option may be available.Salary RangeThe salary range for this position is: $66,525.00 - $115,310.00, plus individuals may be eligible for an annual discretionary bonus.
