Opportunity: Director of Hotel Transitions & New Builds

HHM Hotels is a leading hotel management and investment company with a portfolio of over 200 hotels and resorts spanning North America. The organization takes pride in operating over 50 independent luxury and lifestyle hotels as well as premium branded hotels in urban and resort markets.

The Director of Hotel Transitions & New Builds leads the operational integration of acquired assets and the launch of new construction projects across HHM's growing portfolio of hotels. 

Based in our Philadelphia corporate office, this role is critical to the Strategic Operations division, and oversees transitions implementing corporate systems and operating standards while coordinating cross-functional team activities to meet strict timelines and owner expectations.

Your Focus
  • Oversee the transition process for hotels entering or leaving the companyโ€™s portfolio ensuring a uniform and seamless onboarding, launch, or offboarding experience for each property.
  • Lead execution of transition for hotel ownership changes with clear outcomes for buyer and seller whether HHM Hotels remains the existing manager or not.
  • Coordinate the execution of the Critical Path checklist or project management tool, ensuring all necessary steps are taken in a timely manner by all involved parties, and incorporating ongoing process improvements.
  • Schedule and lead weekly conference calls to discuss transition plans and execution.
  • Work collaboratively with cross-functional teams to address specific needs related to the transition.
  • Partner with senior and regional operations and sales leaders to ensure maximization of top and bottom line for new properties, as well as set-up the hotels for optimization of productivity and achieving their balanced scorecard.
  • Facilitate regular communication with hotel owners to address concerns, provide financial and operational updates, and maintain strong relationships.
  • Collaborate closely with the HHM Hotelsโ€™ Acquisitions, Asset Management, and Legal teams to navigate contractual obligations, management agreements, brand franchise agreements, lender requirements, and other critical items during transitions.
  • Liaise with corporate departments such as Commercial, IT, HR, Risk Management, and Accounting to coordinate efforts for lead time items and ensure a cohesive transition process for on property and above property teams.
  • Establish a cadence of task force operations and sales professionals to ensure personnel gaps are covered in critical transition periods.
Your Background and Skills
  • Bachelorโ€™s Degree in hospitality, business or a related field required.
  • Hotel general manager experience or regional manager experience is strongly preferred.
  • 10+ years in the hotel industry and experience in brand and owner relations.
  • Will require some travel for various hotel integrations, training and meetings.
  • Requires standing for extended periods, walking, pushing, lifting up to 15 pounds, bending and reaching, stooping, kneeling, or crouching.
