Position Description

Asset Managers are responsible for ensuring assigned properties meet the Rose financial, social and environmental goals. The AM's Assist and review property business plans based on the initial acquisition goals and updates plans no less than annually to reflect property performance and market conditions. Review property financials with property management monthly and reports quarterly to investors and / or executive team. Overall purpose is to create value in the portfolio while providing a quality home for our residents. We will also consider candidates based in Philadelphia and Washington, DC. 
The pay range for this position is $120-130k based upon factors including but not limited to related experience and time in the industry.

Essential Functions

FINANCIAL REPORTING, MODELING & ANALYSIS

  • Collaborates with the Asset Management Analyst, develops and guides business plans, operating budgets, and 5-year capital expenditure strategies to meet or exceed goals.
  • Prepares and updates financial models and valuation analyses to reflect current performance and assumptions throughout asset’s lifecycle to support decision-making and strategic recommendations.
  • Monitors monthly, quarterly, and annual financial performance against budgets and strategic objectives. Completes quarterly reporting updates, variance analyses, and covenant compliance.
  • Manages documentation and accounting processes related to ownership transfers and partnership buyouts.
  • Oversees identification and submission of unclaimed funds, including due diligence and investor outreach.
  • Coordinates with internal and external stakeholders to communicate asset performance, capital projects, and operational initiatives.
  • Conducts scenario and sensitivity analyses for refinancing and disposition opportunities; leads transactions through execution.
  • Leads preparation of year-end audit packages, investor updates, and responses to special requests.
  • Reviews financial statements and tax returns; manages external accounting engagements.

CASH FLOW

  • Analyzes and distributes cash flow from the properties through the partnership waterfalls on an annual or semiannual need, including special distributions relating to capital transactions for refinancing, sale and other.

PROPERTY OPERATIONS

  • Advises property operations on all aspects of the properties including annual budgeting, capital improvement planning, physical property conditions, leasing, and marketing.
  • Visits stabilized properties in coordination with the Director of Asset Management on a group rotational basis.

MEETINGS & SPECIAL PROJECTS

  • Attends meetings and provide support to the Senior Director of Asset Management, CFO and COO as needed.
  • Assists with special projects as requested, including but not limited to working through HUD issues (2530's, DEC and other), researching partnership documents, real estate taxes (PILOT), legal activities and handling various state tax issues.

  • Extensive financial acumen required.

TRAVEL

  • Ability to travel up to 20% of the time.

Education Requirements and/or Years of Experience:

  • Bachelor’s Degree in Finance, Business, Real Estate or other related discipline required.
  • Master’s Degree in Engineering, Business or Real Estate preferred.
  • Broker’s License preferred.
  • 3-4 years of experience in asset management of affordable housing financed with Low Income Housing Tax Credits required.
