Position Summary
The Task Force Property Manager steps into communities without a permanent Property or Community Manager and runs the property end-to-end. This role carries full on-site authority and accountability and is responsible for stabilizing operations, leading teams, caring for residents and guests, and driving measurable results. This is a field-first, high-travel role, primarily supporting RV parks with exposure to manufactured housing (MH) operations. The Task Force Property Manager is expected to walk into challenging situations, establish structure quickly, hold people accountable, and leave the property operating better than it was found.
This role is not observational or advisory. It is a hands-on leadership role. 100% travel is required.
Performance Objectives
  • Fully operate communities during leadership vacancies, transitions, or performance issues.
  • Stabilize day-to-day operations with clear standards, routines, and accountability.
  • Lead onsite teams with confidence, urgency, and fairness.
  • Improve guest and resident experience through visible leadership and timely issue resolution.
  • Drive occupancy, ADR/RevPAS, collections, and expense discipline.
  • Establish clean operational processes, reporting accuracy, and financial controls.
  • Address staffing gaps through hiring, training, coaching, and corrective action as needed.
  • Manage resident relations, delinquency, rule enforcement, and escalations professionally.
  • Ensure compliance with safety, regulatory, and company standards.
  • Prepare properties for successful handoff to permanent leadership.
  • Act as the on-site Property Manager / Community Manager with full decision-making authority.
  • Oversee daily operations including staffing, scheduling, office operations, maintenance coordination, and guest services.
  • Implement and enforce company SOPs, standards, and operating rhythms.
  • Lead, coach, and hold team members accountable to performance expectations.
  • Serve as the primary point of contact for resident and guest escalations.
  • Manage RV-specific operations including reservations, seasonal demand, transient guests, and service recovery.
  • Manage MH operations including resident relations, collections, lease enforcement, and long-term occupancy.
  • Ensure accurate reporting, timely closes, and clean financial data.
  • Partner with Regional Operations and Corporate teams on staffing, performance, and transitions.
  • Document issues, solutions, and recommendations for long-term success.

Requirements

Compensation:
Base salary of $65,000, plus 30% annual performance bonus
Education & Experience
  • Minimum of 5+ years experience managing RV parks, manufactured housing communities, or similar hospitality/property operations.
  • Proven experience stepping into underperforming or transitional environments.
  • Experience managing both teams and financial performance.
  • Willingness and ability to travel extensively and remain on-site for extended periods as needed.

  • Manual dexterity for handling paperwork and using office equipment.
  • Clear vision and hearing for reviewing documents and communicating effectively.
  • Capability to lift up to 25 pounds.
