The Analyst will play a critical role in underwriting, analyzing, and executing data center investments and assisting with capital markets activities for T5’s existing and future assets. This individual will be responsible for financial modeling, market research, due diligence, and transaction execution, supporting senior leadership in strategic decision-making. The ideal candidate will have a strong foundation in real estate finance and a keen interest in the evolving data center market.
RESPONSIBILITIES
  • Conduct financial analysis and underwriting of potential investments, including acquisitions, developments, and dispositions, with a focus on data center assets.
  • Build and maintain detailed financial models (DCF, IRR, NPV, sensitivity analysis) to evaluate investment opportunities.
  • Support capital raising processes including both debt and equity.
  • Conduct market research to assess trends in the data center industry, including supply-demand dynamics, tenant requirements, and competitive landscape.
  • Maintain, update, and enhance internal databases for lease comps, land comps, and transaction comps, ensuring data accuracy and consistency.
  • Prepare investment memoranda and presentations for internal committees and external investors.
  • Assist in asset management functions, including tracking financial performance, budgeting and forecasting, and implementing value enhancement strategies.
  • Collaborate with internal teams, external advisors, and joint venture partners to facilitate successful investment execution.
EDUCATION AND EXPERIENCE
  • 1-4 years of experience in real estate investment sales, real estate investment banking, private equity, or valuation analysis.
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related discipline; advanced degree or CFA a plus.
  • Strong financial modeling skills and proficiency in Excel required; experience with Yardi and other real estate analytics tools preferred.
  • Experience with underwriting real estate assets, preferably in the data center, industrial, or infrastructure sectors.
  • Knowledge of capital markets, financing structures, and transaction execution.
  • Excellent analytical, problem-solving, and communication skills.
  • Ability to manage multiple projects and work in a fast-paced, team-oriented environment.
