Job Type: Full-time, non-exempt/hourly
Work Location: On-site, One location
Compensation: $16.00 - $18.00 Per Hour

Summary: The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential grounds.

Schedule: Monday to Friday, On-call, Weekend availability

Role & Responsibilities:

  • Maintain an excellent customer service relationship
  • Work with the maintenance team to ensure excellent curb appeal at all times
  • Inspect exterior grounds and buildings, including breezeways, daily
  • Pick up trash on the grounds
  • Run trash compactor daily, including weekends as scheduled
  • Clean the mailbox area daily
  • Water flowers, plants, and shrubs as needed
  • Perform swimming pool maintenance/cleaning as needed
  • Maintain accurate swimming pool chemical records, according to state and local requirements
  • Pick up trash, straighten, and wipe down furniture in the pool area
  • Assist in the daily upkeep and cleanliness of the office, clubhouse, and amenity areas
  • Responsible for maximizing curb appeal
  • Check and replace light bulbs as needed
  • Maintain painting of curbs and speed bumps
  • Sweep, blow, and or pressure wash breezeways, parking lots, and common areas
  • Keep storm drains free of debris
  • Deliver and/or post correspondence, newsletters, and flyers
  • Assist in the performance of turn events
  • Trash out vacant units
  • Address complaints and resolve issues in a timely, professional fashion
  • Perform additional duties as directed
  • Adhere to the company dress code

Qualifications

  • No specific level of education is required. High school diploma or equivalent preferred.
  • Must be able to pass a background check
  • Requires the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general grounds keeping and maintenance tasks without endangering themselves, residents, and other employees
  • Must have reliable transportation due to the emergency on-call requirement
  • Groundskeeping and landscaping experience is preferred

Physical Activities:

  • Ability to use general cleaning and maintenance equipment, including hand tools, vacuums, blowers, hoses, ladders, paint equipment, and cleaning chemicals
  • Capable of lifting and transporting up to 50–75 pounds (e.g., trash bags, groundskeeping equipment, and maintenance materials)
  • Frequent bending, stooping, walking, and reaching while removing debris, handling trash, and performing groundskeeping duties
  • Ability to safely use ladders and work at heights of 8–9 feet or more
  • Sufficient mobility and flexibility to access equipment and complete tasks across the property
  • Ability to work outdoors in varying weather conditions, including extreme heat and cold
  • Capable of assisting with general maintenance tasks and performing duties safely without risk to self, residents, or team members
  • The majority of time is spent performing hands-on cleaning, groundskeeping, and support for maintenance activities
