Overview

Gilbane Development Company is seeking a Maintenance Technician in Fort Wayne, Indiana. The Maintenance Technician is responsible for all daily physical building-related activities. This team member will be directly responsible to implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner. These tasks must be performed in a manner that not only protects, but also maximizes the value of the property.

Responsibilities

Maintenance and Operations

Responsibilities include, but are not limited to:

  • Supervise vendors and subcontractors as needed.
  • Maintain preventive maintenance and overall schedules for all.
  • Responsible for instituting and managing maintenance and operational best practices for all buildings, grounds and operating systems.
  • Understand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors. 
  • Operate and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety). 
  • Manage usage and procurement to insure utility optimization.

Project Systems

Team member must operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to:

  • Heating, Ventilating, Air Conditioning (HVAC)
  • Plumbing
  • Electrical and Lighting Systems
  • Structural
  • Life Safety Systems
Qualifications

QUALIFICATIONS

  • Minimum of 2 years' Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems
  • High school diploma or equivalent with technical school certification
  • General maintenance skills in carpentry, painting, locksmithing, etc.
  • Must have and maintain a valid driver's license
  • Proven knowledge of technical terms used in HVAC, plumbing and/or electrical
  • Strong knowledge of building trade tools and equipment
  • Good verbal communication skills and written communication skills in English and customer service skills
  • Must be a good team player with multi-tasking skills
  • Working knowledge of Microsoft Word and Excel
  • Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties
