Role Overview

The Project Manager โ€“ SFR Turns & Vendor Management is responsible for managing residential turn and light renovation projects from work order intake through closeout. This role serves as the primary point of coordination between vendors, internal Apple Roofing teams, and client stakeholders to ensure projects are delivered on time, within scope, and to quality standards.

Key Responsibilities

SFR Turns & Renovations:

  • Manage property turns and light renovations from intake through closeout, including scope review, scheduling, execution, quality control, and invoicing readiness

  • Coordinate multiple trades including paint, flooring, drywall, trim, landscaping, trash-outs, punch work, and minor plumbing/electrical

  • Maintain aggressive cycle times and proactively communicate risks or constraints related to access, materials, or vendor availability

Vendor & Trade Partner Management:

  • Source, onboard, and manage subcontractors and vendors across the DFW market in alignment with Apple Roofing standards

  • Schedule crews, confirm start dates, track daily progress, and keep projects moving

  • Hold vendors accountable to approved scope, pricing, quality expectations, and timelines

  • Build and maintain a reliable bench of high-performing trade partners

Quality Control & Closeout:

  • Perform site walks and inspections to verify work quality and completeness

  • Create and manage punch lists through resolution

  • Document work with before, during, and after photos aligned to client requirements

  • Reduce rework through clear scopes, pre-job alignment, and consistent oversight

Client & Stakeholder Communication:

  • Serve as the day-to-day point of contact between Apple Roofing, vendors, and client stakeholders

  • Provide clear, timely updates on project status, blockers, completion timelines, and next steps

  • Ensure projects comply with client documentation, approval, and reporting requirements

Systems, Documentation & Reporting:

  • Track all projects within Apple Roofingโ€™s workflow and project management systems

  • Maintain complete and accurate job files including bids, change orders, approvals, invoices, and closeout documentation

  • Support performance tracking against KPIs such as cycle time, cost variance, vendor performance, and rework rates

Required Qualifications

  • 3+ years of project management experience in construction, renovation, or maintenance environments

  • Direct experience with Single-Family Rental (SFR) turns or institutional rental portfolios

  • Proven ability to manage multiple concurrent projects in a fast-paced environment

  • Strong vendor management skills, including scheduling, accountability, and quality control

  • Working knowledge of common SFR turn scopes (paint, flooring, punch, landscaping, make-ready, light rehab)

  • Strong written and verbal communication skills with consistent follow-through

  • Reliable transportation and ability to travel throughout the DFW metro area

Preferred Qualifications

  • Experience working with REITs, iBuyers, or large property management platforms

  • Familiarity with tools such as Monday.com, Appian, CompanyCam, or similar platforms

  • Estimating or bidding experience, including change order management

  • Bilingual (English/Spanish)
