Job description

Job description for this full time self storage Assistant Property Manager role:
  • maintain daily operations of the self storage property
  • successful conversion of telephone, internet, and walk-in inquiries into rentals of storage units
  • sales of boxes, locks, and packing material
  • manage account receivable process through pursuit of collections, posting of payments, and processing of daily bank deposit
  • ensures the company standards of cleanliness amp; appearance
  • marketing to local businesses and apartment managers
  • maintain accurate records for each customer including lease, addendums, and correspondence on all storage units
  • perform light repair and maintenance duties, including but not limited to: clean storage units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathrooms
  • perform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cart
  • monitors the physical condition of the self storage property and reports any maintenance issues
  • oversee contractors and third-party vendor’s work
  • keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines
  • assist with the auction process
  • manage truck rentals, reservations, truck/trailer parking, and routine maintenance
Job Requirements:
  • Excellent communication skills both on the phone and in-person
  • Works well in a team setting or independently
  • Has good organizational skills and basic bookkeeping
  • Knowledge of computers is a must (Microsoft Office, Outlook, Etc.)
  • Valid driver's license and insurance with access to reliable transportation
  • Openwork availability, including weekends and some holidays
  • Ability amp; willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.
  • Willing to travel/work in multiple locations if needed (temporarily)
  • Must be eligible to work in the United States
  • Must have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
  • Must be a team player and have strong leadership skills
  • Must be profit-driven
  • The job requires constant movement and must be able to lift and move 35 lbs. regularly and occasionally up to 50 lbs.
  • Must have a clean employment history, criminal history, driving record and pass a drug screen
