Job Summary
We are seeking an experienced Development Manager with a strong background in pre-construction, estimating, and general contracting. This role will oversee development projects from initial planning through construction execution, ensuring projects are completed on time, within budget, and to company quality standards. The ideal candidate will also have experience managing construction and build-out of sales centers and model environments to support sales and marketing operations.
Key Responsibilities
Pre-Construction Management
- Lead pre-construction activities including budgeting, scheduling, feasibility analysis, and design coordination
- Review architectural plans, engineering drawings, and project specifications for constructability and cost efficiency
- Coordinate with architects, engineers, consultants, municipalities, and internal stakeholders during project planning
- Support permitting, entitlements, and due diligence processes
Estimating & Budgeting
- Prepare conceptual and detailed project estimates for development and construction projects
- Solicit, review, and analyze subcontractor and vendor bids
- Develop and maintain project budgets, forecasts, and cost tracking reports
- Identify value engineering opportunities and cost-saving measures
Construction & General Contractor Coordination
- Utilize prior general contractor experience to oversee construction operations and project execution
- Manage relationships with general contractors, subcontractors, and vendors
- Review scopes of work, contracts, change orders, and schedules
- Conduct site visits to monitor progress, quality, and compliance with project standards
Sales Center Construction
- Manage construction and setup of sales centers, model homes, and temporary sales facilities
- Coordinate with sales and marketing teams to ensure sales centers align with branding and operational goals
- Oversee schedules, vendors, furniture installation, signage, and turnover processes for sales centers
- Ensure sales centers are completed on schedule and ready for customer engagement
Project Oversight & Reporting
- Track project milestones, schedules, budgets, and risks
- Prepare project status reports and updates for leadership
- Ensure compliance with safety standards, company policies, and contractual obligations
- Collaborate cross-functionally with development, construction, finance, and sales teams
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or related field preferred
- 5+ years of experience in development, pre-construction, or construction management
- Prior experience working for a general contractor required
- Strong estimating and budgeting experience in residential and/or commercial construction
- Experience overseeing construction of sales centers or model environments preferred
- Proficiency in Microsoft Excel and project management or estimating software
