Job description

CHARLESGATE is seeking a motivated, resourceful, and proactive real estate salesperson to work on our New Development Sales Team. The primary responsibility is to conduct and support onsite sales for a new construction condominium development project. Are you a successful real estate sales or leasing agent with a minimum of 4 years of experience who is looking for an opportunity that offers real career growth? Are you an enthusiastic, positive and confident salesperson with an interest in new construction Sales and being mentored?


This is a unique and exciting opportunity for someone who wants to leverage their existing real estate experience to learn the onsite sales process, experience the life cycle of a new construction development condominium project, earn additional income, and work closely with the management team and clients of CHARLESGATE in an exciting, fast-paced, entrepreneurial environment. You will play a key role in driving the success of the sales program and effectively servicing our clients. An amazing and unique opportunity to expand your general brokerage business and grow within our New Development Sales business unit.


Expectations and Duties:

  • MUST have a MA real estate license and a successful track record of real estate sales
  • To work collaboratively with all other CHARLESGATE Associates on the Project to execute the Project sales in an organized and effective manner
  • To maintain a high awareness of the local market and major developments, as well as directly competing development projects, including touring competing development projects and monitoring activity
  • Be familiar with local neighborhood/community services and amenities that might be of interest to customers including schools, dining, shopping, commuting routes, and general resident demographics
  • Be thoroughly familiar with all building amenities, unit plans, finishes, and construction details offered by the developer
  • Maintain open lines of communication with the CHARLESGATE Marketing team internally to provide guidance and input on sales and marketing effectiveness
  • Record and organize lead follow up, sales activity, and customer tracking data in our CRM software and other databases to ensure accurate reporting
  • To be the primary point of contact for all lead inquiries and respond expeditiously to all leads, including weekends, and consistently follow up as needed
  • Provide site coverage during set business hours and on-demand showing availability as needed to effectively sell all units
  • Assist with marketing activities, including contributing written and visual content, and use social media to promote the property. This will include coordinating with our marketing department to effectively manage the project social media pages and promote content on your personal social media.
  • Engage the co-brokerage community to encourage showings and sales, including but not limited to broker open houses, webinars, office “roadshows”, and the like.
  • Assist in planning & conducting special sales events and marketing projects as required
  • Ensure that property, grounds, and model unit(s) or sales office are in optimum showing condition at all times.
  • Process reservation agreements with attention to detail
  • Ensure P&S agreements and all exhibits are distributed and maintain communication with Buyer/Broker/Attorney to ensure timely signing and execution of P&S agreement
  • Conduct inspections and walkthroughs as needed for customers through closing
  • Maintain good relations with new buyers/residents to ensure their satisfaction through closing, lead to a seamless property management turnover, and generate referrals for future business.
  • Manage Project Master Google Sheet with attention to detail in real time
  • Contract administration
    • Creating & distributing closing calendar for sales, construction and managements
  • Work with closing attorneys to distribute Condo Docs, declaration of trust, operating budget, floor plans etc.
  • Schedule inspections, walk-throughs & appraisals
  • Oversee closing file organization
  • Other responsibilities as assigned
