Job description

The Estimator / Purchasing Manager is responsible for preparing accurate construction estimates, managing vendor and subcontractor relationships, negotiating pricing, issuing purchase orders and trade contracts, and maintaining the company's cost database. This position plays a critical role in ensuring every home is built on budget while maintaining quality standards and construction schedules.

This individual works closely with sales, project management, accounting, and the field to ensure seamless project execution from contract signing through completion.

Compensation:

$60,000 - $80,000


Responsibilities:

Estimating

  • Prepare detailed budgets for custom and spec homes.
  • Develop preliminary estimates from conceptual plans.
  • Perform quantity takeoffs for labor and materials.
  • Review architectural plans and specifications for completeness.
  • Identify value engineering opportunities.
  • Verify pricing accuracy before construction contracts are executed.
  • Maintain standardized cost templates for all home models.
  • Prepare change order pricing.

Purchasing

  • Solicit bids from subcontractors and suppliers.
  • Negotiate labor and material pricing.
  • Maintain preferred vendor relationships.
  • Issue purchase orders for all materials.
  • Execute subcontractor agreements.
  • Monitor supplier lead times.
  • Coordinate deliveries with construction schedules.
  • Resolve pricing discrepancies.



Qualifications:

Education

  • Bachelor's degree in Construction Management, Business, Engineering, or a related field preferred.
  • Equivalent construction experience considered.

Experience

  • 3–7 years in residential construction estimating or purchasing.
