We're currently seeking a Maintenance Tech - Level III Leadfor one of our premier communities.

Job Overview:

The Maintenance Tech III / Lead is responsible for all physical operations of theapartment community, particularly preservation and maintenance of the asset, in accordance withpolicies, procedures, and operating budget defined by E & S Ring, with the primary objectives ofincreasing the net operating income of the property, and providing a quality living environment forresidents and establishing a positive, productive working relationship with the property teammembers. The Maintenance Tech III / Lead will promote the company's Mission Statement andensuring adherence to all relevant policies and procedures, fostering an organizational culture
aligned with corporate values.

What You'll Bring:

Minimum Experience/Training/Education:

  • Ability to receive and act on instructions given orally or in writing.
  • 3 years of direct experience in apartment maintenance or 4 or more years in a related field.
  • Must demonstrate proficiency in various areas of apartmentmaintenance, including: Plumbing, Electrical systems, Painting, Drywall repair, Floor
    coverings, Carpentry, Lock repairs, Appliance maintenance, Pools and Spas, Roof maintenance, Life safety equipment handling.
  • Some proficiency in computer usage.
  • Must have own tools for maintenance tasks.

Additional Desired Qualifications:

  • Education: High school diploma or equivalent.
  • Software Knowledge: Familiarity with Yardi and Excel.
  • Supervisory Experience: At least 1 year of supervisory experience.
  • Formal Training: Completion of maintenance-related courses or certificates fromrecognized institutes (BOMA, IREM, local community college, vocational programs) or 2or more years of inter-company training/experience.

Physical Requirements:

  • Stair and Ladder Climbing: Must be able to climb stairs when accessing ResidentMaintenances or Maintenance Offices and navigate ladders as needed.
  • Must be capable of walking the entire property, including steps andsteep gangways on docks (if applicable)
  • Requires regular bending, kneeling, and stooping.
  • Must be able to lift up to 60 pounds to handle materials and equipmentsafely.

Machine, Equipment and Tools Used:

  • Computer, computer printer, telephone, fax machine, photocopier, golf cart, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools such as hammer and screwdriver.

Your Responsibilities:

  • Maintenance Requests: Ensure satisfactory completion of all Maintenance requests within24 hours to maintain a quality living environment for residents.
  • Market Readiness: Oversee the preparation of market-ready units, ensuring compliancewith the 5-day timeline for normal turns and the 10-day timeline for upgrades.
  • Turnover Procedures: Supervise the proper removal of resident belongings during turnoverin accordance with company policies.
  • Turnover Process: Oversee the turnover process, troubleshoot and repair mechanicalsystems, and ensure timely completion of Maintenance requests while monitoring potentialliability concerns.
  • Safety Reporting: Relay information regarding property operations or conditions that maypose physical or liability hazards.
  • Safety Meetings: Participate in property safety meetings, performing all work duties incompliance with company safety policies.
  • Staff Management: Supervise a team of maintenance personnel, including scheduling,training, and motivation.
  • Resident Relations: Maintain a professional attitude in resolving resident complaints,ensuring satisfaction while adhering to company guidelines.
  • Performance Evaluations: Conduct written performance evaluations and issue corrective warnings for direct report Maintenance employees, making recommendations for compensation adjustments or promotions.
  • Maintenance Oversight: In the absence of the Sr. Maintenance Manager or MaintenanceManager, monitor and direct scheduling for all maintenance personnel and vendors,optimizing resource use and ensuring adherence to company policies.
  • Administrative Duties: Administer maintenance functions, accurately track inventory forrepairs and maintenance, and manage Yardi Maintenance requests and reports.
  • Preventative Maintenance: Participate in preventative maintenance programs and ongoingrepairs of all mechanical systems on the property.
  • Property Knowledge: Maintain in-depth knowledge of any property-specific special needsor issues (e.g., asbestos, remediation plans, deficient mechanical or plumbing systems).
  • Emergency Planning: Contribute to the creation and implementation of the property'semergency plan and assist in training all staff for emergency operations.
  • Additional Responsibilities: May be required to perform groundskeeping and housekeepingtasks as needed.
  • Availability: Be available for emergencies, on-call duties, resident functions, and weekendwork.
  • Perform additional tasks as required.
