Job description

Commercial Site Superintendent
Division: Commercial
Pay Type/Employment Status: Salary/FT
Salary Range: $85,000 - $110,000
Reports to: Director of Commercial Division
Overview
Silver Maple Construction, LLC (Silver Maple) is seeking an experienced Commercial Site Superintendent to lead and direct field operations on commercial construction projects. Functioning as Silver Maple's primary on-site field leader, the Superintendent is responsible for the safe execution of all work activities, coordination with subcontractors and trade labor, enforcement of quality standards, and adherence to project plans and specifications. This role works in close partnership with the Project Manager (PM), who maintains responsibility for client and stakeholder communications, overall project budget, and the overarching project schedule. The Superintendent translates the PM's project plan into day-to-day field execution, proactively identifying and resolving issues on the ground to keep projects on track. The Superintendent is expected to be a constant on-site presence - typically the first to arrive and the last to leave - ensuring that every trade, crew member, and vendor has what they need to perform their work safely and efficiently. Candidates with demonstrated hands-on field leadership, a track record of managing subcontractors, and the ability to find creative solutions to the challenges that arise on active commercial job sites will be prioritized.
The Job
Pre-Construction and Planning
  • Participate in pre-construction activities in conjunction with the PM, including constructability reviews, site logistics planning, and development of project-specific work plans
  • Collaborate with the PM and project team to develop the project schedule, identify long-lead items and establish milestones for field operations
  • Plan and coordinate the setup of temporary facilities, site access, laydown area, material stagings, and temporary utilities in preparation for mobilization.
  • Review contract documents, drawings, and specifications to identify potential field challenges and provide input on means and methods prior to construction start

Field Operations and Site Leadership
  • Lead, direct and coordinate all field operations on assigned commercial project sites, ensuring the work is performed safely, efficiently, and in accordance with contract documents, drawings, and specifications
  • Conduct daily site walks to monitor progress, verify conformance with plans, and identify issues before they escalate
  • Manage site logistics, including material staging, equipment positioning, temporary facilities, and site access for trades and deliveries
  • Function as the on-side field supervisor with authority over work methods, trade sequencing, and assignment of work to accomplish project goals
  • Maintain an organized, clean, and professional job site at all times, meeting standards for waste disposal, environmental protection, and stormwater compliance

Scheduling and Coordination with the Project Manager
  • Work in conjunction with the Project Manager to develop and maintain detailed project schedules, translating the overarching schedule into actionable short-interval and look-ahead plans for field execution
  • Coordinate trade sequencing, material deliveries, and equipment needs to minimize downtime and maintain project momentum
  • Provide the Project Manager with timely field updates on progress, productivity, and any condition that may impact the schedule or budget
  • Proactively identify scheduling conflicts, constructability issues, and potential delays, and communicate recommended solutions to the PM for resolution
  • Attend regular project coordination meetings with the PM, including owner, architect, and contractor meetings as needed, to field questions and report on project progress from a field perspective

Subcontractor Oversight and Trade Coordination
  • Serve as the primary field point contact for all subcontractors and trade partners on site, managing day-to-day working relationships and resolving field-level conflicts
  • Monitor and inspect subcontractor work to ensure adherence to contract requirements, approved submittals, and Silver Maple's quality standards
  • Conduct subcontractor coordination meetings to align trade activities, communicate schedule expectations, and address sequencing or access issues
  • Enforce subcontractor compliance with site safety rules and OSHA regulations
  • Manage labor relations with subcontractors and trade staff, maintaining productive and professional working relationships across all parties
  • Coordinate with the PM on subcontractor performance issues, back-charges, and scope clarifications

Safety and Quality Assurance
  • Champion a culture of excellence, safety on site, ensuring all work activities are executed in compliance with OSHA, local regulations, and Silver Maple's safety program
  • Develop and implement site-specific safety plans, fall protection plans, and environmental compliance measures tailored to each project
  • Conduct regular safety inspections - toolbox talks and pre-task planning sessions with field crews and subcontractors
  • Enforce quality control across all phases of construction, performing inspections at critical milestones and ensuring workmanship meets contract specifications
  • Document and address deficiencies through punch lists, corrective actions, and follow-up inspections, driving issues to resolution
  • Investigate and report all safety incidents, near misses, and property damage in coordination with the PM

Documentation and Field Reporting
  • Maintain accurate and thorough daily field reports, including weather conditions, manpower counts, work activities, deliveries, visitors, and any issues or delays encountered
  • Document site conditions with progress photos and maintain organized project records for reference and closeout
  • Willingness to leverage Procore for daily reporting, project documentation, punch lists, and field communication

Budget and Cost Awareness
  • Monitor field labor productivity, material usage, and installed quantities to support the PM's management of the overall project budget
  • Coordinate with PM and estimating team on material procurement, pricing, and delivery schedules

Project Closeout and Turnover
  • Lead the development and execution of punch list in coordination with the PM, subcontractors, and the client's representative
  • Coordinate final inspections and turnover activities with the PM and relevant parties
