Their responsibilities typically include managing bookings, communicating with guests, coordinating cleaning and maintenance, ensuring compliance with local regulations, and optimizing rental income. They also handle guest check-ins and check-outs, resolve issues that may arise, and may be involved in marketing the property to attract more bookings. Essentially, they ensure that the rental property operates smoothly and profitably while providing a positive experience for guests.

Job description

Business Development Manager – Beachside Vacation Rentals
Full-time | On-site (Brevard County, FL — local hire)
Reports to: Sales Leadership
Compensation: $40,000 base + OTE $90,000–$120,000

About Beachside VR

Beachside Vacation Rentals is a performance-driven, technology-forward hospitality company managing a growing portfolio of short-term rental properties along Florida's Space Coast. Our focus is to deliver a consistent, high-quality guest experience while protecting owner assets and optimizing revenue through disciplined operations and smart use of technology.

We operate with high standards, strong accountability, and a commitment to operational excellence across all departments, leveraging modern systems and automation to drive efficiency, consistency, and scalability.

Our Core Values

These are not posters on a wall. These are how we operate every day, and how we hire.

  • High Standards. Excellence is the baseline. We sweat the details others skip.
  • Accountability. We follow through, document clearly, and own our outcomes.
  • Operational Excellence. Disciplined execution and consistency across every task.
  • Technology-Forward. We use modern systems and automation to drive efficiency and scale.
  • Proactive, Not Reactive. We anticipate and solve problems before they reach the owner or guest.
Position Summary

We are seeking a driven, locally based Business Development Manager to grow Beachside VR's managed portfolio by adding new units to our inventory. This is a full-cycle sales role focused on signing property owners onto our management services — from first contact to closed agreement.
This is a local, field-based position serving Brevard County. You'll be the face of Beachside in the community: attending local marketing events and realtor meetups, running broker lunch-and-learns, conducting property walkthroughs, and building the relationships that turn property owners into long-term clients.
The ideal candidate is a self-starting closer who thrives on being out in the market, understands the local real estate landscape, and can clearly communicate the value of professional short-term rental management. A proactive, relationship-driven approach is essential.

Key Responsibilities

Full-Cycle Sales & Owner Acquisition

  • Own the full sales cycle for management services — prospecting, pitching, negotiating, and closing new owners
  • Add new units to Beachside VR's inventory to hit portfolio growth targets
  • Conduct property walkthroughs to evaluate potential units and set owner expectations
  • Clearly communicate Beachside VR's management value, pricing, and process to prospective owners

Local Marketing & Networking

  • Represent Beachside VR at local marketing events and community functions
  • Attend local realtor meetups and build referral relationships with agents and brokers
  • Plan and run broker/realtor lunch-and-learns to generate leads and educate referral partners
  • Maintain a strong, consistent local presence throughout Brevard County

CRM & Pipeline Management

  • Manage the CRM daily — every lead, stage, and follow-up logged and current
  • Keep a healthy, well-organized pipeline and consistent follow-up cadence
  • Track activity and report on pipeline, conversion, and units added

Coordination & Handoff

  • Partner with operations to ensure a smooth handoff from signed agreement to onboarding
  • Set clear expectations so every new owner starts the relationship with confidence
  • Surface market feedback and trends to leadership
Qualifications
  • 2+ years of sales experience, ideally full-cycle and relationship-driven
  • Experience in real estate, property management, short-term rentals, or a related field is a strong plus
  • Based in Brevard County, FL, with a valid driver's license and reliable transportation for local travel
  • Comfortable with public speaking and running in-person events (lunch-and-learns, meetups)
  • CRM-fluent, organized, and disciplined with follow-up
  • Self-motivated and target-driven, with the hustle to build a territory
  • Excellent written and verbal communication skills
What Success Looks Like
  • Consistent growth in new units added to Beachside VR's managed inventory
  • A full, well-managed pipeline with reliable follow-up
  • Strong local presence — active at events, realtor meetups, and broker lunch-and-learns
  • Smooth handoffs from signed agreement to onboarding
  • Accurate, up-to-date CRM and clear activity reporting
Compensation & Structure
  • Base salary of $40,000, with OTE of $90,000–$120,000
  • Local, on-site role based in Brevard County, FL
  • Reports to Sales Leadership
  • Opportunity for growth as BeachsideVR scales
