The roles share some credentials and work environments but differ mainly in rental duration and industry focus.

What are the key skills and qualifications needed to thrive as a Short Term Rental Manager, and why are they important?

To thrive as a Short Term Rental Manager, you need expertise in property management, hospitality, and local rental regulations, often supported by experience or relevant certifications. Familiarity with property management software, online booking platforms like Airbnb or VRBO, and dynamic pricing tools is essential. Strong interpersonal skills, problem-solving abilities, and attention to detail help you deliver excellent guest experiences and handle operational challenges. These skills ensure high occupancy rates, positive reviews, and compliance with regulations in a competitive short-term rental market.

What does a Short Term Rental Manager do?

A Short Term Rental Manager oversees the daily operations of properties that are rented out for short periods, such as through platforms like Airbnb or Vrbo. Their responsibilities typically include managing bookings, communicating with guests, coordinating cleaning and maintenance, ensuring compliance with local regulations, and optimizing rental income. They also handle guest check-ins and check-outs, resolve issues that may arise, and may be involved in marketing the property to attract more bookings. Essentially, they ensure that the rental property operates smoothly and profitably while providing a positive experience for guests.

What are some common challenges faced by Short Term Rental Managers, and how can they be addressed?

Short Term Rental Managers often encounter challenges such as managing last-minute bookings, handling guest issues promptly, and ensuring consistent property cleanliness across multiple locations. Effective communication with both guests and cleaning staff, implementing reliable booking and property management software, and establishing clear protocols for maintenance and emergencies are key to overcoming these hurdles. Building strong relationships with local vendors and staying up-to-date with regulations also greatly contribute to smoother operations and guest satisfaction.

Job description

Company Overview

At Thanks for Visiting, we believe short-term rental owners deserve more than generic adviceโ€”they deserve proven strategies that help them build profitable, sustainable businesses. Since 2019, we've helped more than 1,200 vacation rental entrepreneurs stop guessing and start making confident, data-driven decisions through expert coaching, education, and community.

We're a small but mighty remote team where collaboration, innovation, and continuous improvement are part of our everyday culture. Every voice matters, every idea is welcomed, and every team member has the opportunity to make a meaningful impact.

With a thriving community of more than 100,000 followers, a podcast with over 5 million downloads, and our flagship Strategic Host coaching program, we're recognized as a trusted leader in the short-term rental industry. If you're passionate about helping business owners succeed and want to be part of a team that's raising the standard for vacation rental education, we'd love to meet you.

Position Summary

The Short-Term Rental Business Coach reports directly to the Chief Operating Officer and Vice President of Product and serves as a trusted advisor to Strategic Host clients.

  • Lead onboarding sessions for new clients, including the 10 Grand Plan diagnostic to identify revenue opportunities and build an action plan.

  • Hold clients accountable to the goals and milestones established during coaching.

  • Host or co-host weekly group coaching sessions, developing presentations, supporting materials, and educational resources.

  • Collaborate with leadership to build, refine, and improve Strategic Host curriculum and coaching frameworks.

  • Maintain an active presence within the Strategic Host community by answering questions, providing guidance, and celebrating client successes.

  • Support quarterly Bootcamp programs through live training sessions, Q&A events, and prospective client conversations as needed.

  • Participate in weekly team strategy meetings and coaching reviews to continuously improve client outcomes.

  • Review AI and team feedback from recorded coaching sessions and implement ongoing improvements.

  • Identify recurring client challenges, industry trends, and opportunities to strengthen Strategic Host resources and frameworks.

Required Qualifications
  • Active or recent experience building, owning, operating, or leading a short-term rental business.

  • Strong understanding of short-term rental business analytics, including OTA performance metrics and direct booking data.

  • Experience with revenue management, dynamic pricing strategies, seasonality, and market demand.

  • Experience hiring, managing, and holding teams accountable to performance goals.

  • Ability to interpret complex business data and translate it into practical, actionable coaching.

  • Excellent verbal and written communication skills with a confident, engaging on-camera presence.

  • Self-motivated and highly organized with the ability to thrive in a collaborative remote environment.

Preferred Qualifications
  • Experience using PriceLabs or comparable dynamic pricing software.

  • Previous coaching, consulting, or client advisory experience.

  • Familiarity with Skool or similar online community platforms.

  • Experience creating curriculum, educational content, or training programs.
