Good Neighbor Realty is hiring a Portfolio Manager to oversee operations for 10 active Airbnb listings across Wheat Ridge, Denver, Arvada, Black Hawk, Bailey, and Fairplay. This position requires a rare combination of hospitality excellence, operational precision, and investor-minded thinking.
You'll be responsible for the end-to-end performance of these properties, ensuring each home is immaculately maintained, guests are thrilled, and systems run smoothly. This is a hands-on, hybrid role that involves both remote coordination and on-site property visits for quality control.
Responsibilities
Guest Relations:
โ€ข Manage guest communication through Airbnb and other platforms with a professional, friendly tone.
โ€ข Coordinate special guest experiences, such as private chefs, in-home massages, or concierge add-ons to elevate stays and boost reviews.
โ€ข Work directly with Airbnb Customer Service to resolve guest disputes, claims, or issues quickly and effectively while maintaining brand integrity.
โ€ข Curate systems for guests to navigate these homes with ease, including welcome books, instruction manuals, vacation recommendations, and helpful guest messaging.
Operations Management:
โ€ข Supervise cleaning teams, maintenance staff, and contractors.
โ€ข Coordinate and manage contractors across multiple service categories, including plow drivers, hot tub maintenance, landscaping, snow removal, trash removal, pest control, electricians, plumbers, and handymen, etc.
โ€ข Visit each property once every two weeks, depending on guest occupancy and seasonal accessibility, to ensure quality control and proactive maintenance.
โ€ข Conduct detailed property inspections to ensure brand standards are consistently met.
โ€ข Identify repair and replacement needs, source solutions, and oversee execution.
โ€ข Prepare homes for seasonal transitions (winterization, summer readiness, dรฉcor refreshes, etc).
โ€ข Collaborate with designers on property redesigns or updates to enhance guest appeal and optimize revenue.
Process + System Management:
โ€ข Create and refine checklists, vendor systems, and maintenance schedules.
โ€ข Implement efficient processes to minimize downtime and maximize property performance.
โ€ข Automate guest communication, vendor, and cleaner communication throughout the portfolio.
โ€ข Set up each property using Hospitable and ensure every property is being advertised on Airbnb and VRBO.
โ€ข Integrate new AI tools into our systems as necessary to increase customer satisfaction and overall scalability.
โ€ข Manage supplies, inventory, and vendor relationships.
Owner + Financial Coordination:
โ€ข Report regularly on property condition, performance, and guest feedback.
โ€ข Collaborate with ownership to identify value-add improvements or design updates that increase revenue.
Qualifications
