Guest Relations:<\/strong><\/p>

• Manage guest communication through Airbnb and other platforms with a professional, friendly tone.<\/li>
• Coordinate special guest experiences, such as private chefs, in-home massages, or concierge add-ons to elevate stays and boost reviews.<\/li>
• Work directly with Airbnb Customer Service to resolve guest disputes, claims, or issues quickly and effectively while maintaining brand integrity.<\/li>
• Curate systems for guests to navigate these homes with ease, including welcome books, instruction manuals, vacation recommendations, and helpful guest messaging.<\/li><\/ul>

  Operations Management:<\/strong><\/p>

  • Supervise cleaning teams, maintenance staff, and contractors.<\/li>
  • Coordinate and manage contractors across multiple service categories<\/strong>, including plow drivers, hot tub maintenance, landscaping, snow removal, trash removal, pest control, electricians, plumbers, and handymen, etc.<\/li>
  • Visit each property once every two weeks<\/strong>, depending on guest occupancy and seasonal accessibility, to ensure quality control and proactive maintenance.<\/li>
  • Conduct detailed property inspections to ensure brand standards are consistently met.<\/li>
  • Identify repair and replacement needs, source solutions, and oversee execution.<\/li>
  • Prepare homes for seasonal transitions (winterization, summer readiness, decor refreshes, etc).<\/li>
  • Collaborate with designers<\/strong> on property redesigns or updates to enhance guest appeal and optimize revenue.<\/li><\/ul>

    Process + System Management:<\/strong><\/p>

    • Create and refine checklists, vendor systems, and maintenance schedules.<\/li>
    • Implement efficient processes to minimize downtime and maximize property performance.<\/li>
    • Automate guest communication, vendor, and cleaner communication throughout the portfolio.<\/li>
    • Set up each property using Hospitable and ensure every property is being advertised on Airbnb and VRBO.<\/li>
    • Integrate new AI tools into our systems as necessary to increase customer satisfaction and overall scalability.<\/li>
    • Manage supplies, inventory, and vendor relationships.<\/li><\/ul>

      • Report regularly on property condition, performance, and guest feedback.<\/li>
