Position Overview
West Coast Community Bank is seeking an experienced SBA Loan Processor to serve as the primary owner of the SBA loan lifecycle. This highly visible role is responsible for managing all aspects of SBA and government-guaranteed loan transactions from approval through documentation, closing, funding, loan boarding, collateral perfection, and post-closing follow-up.
The successful candidate will independently review and analyze loan documentation, conduct borrower and guarantor due diligence, prepare SBA and USDA loan packages, coordinate complex closings, and ensure compliance with Bank, SBA, USDA, and regulatory requirements. This position works closely with Business Development Officers, Underwriters, Borrowers, Escrow Officers, Title Companies, Brokers, and other third parties to successfully close and fund transactions while proactively identifying and resolving risks, exceptions, and documentation issues.
This role requires comprehensive expertise across all phases of SBA lending. The ideal candidate is a seasoned SBA professional with strong documentation, closing, compliance, problem-solving and relationship management skills who thrives in a fast-paced environment and takes ownership of complex transactions from start to finish.
Essential Job Functions
  • Serve as the primary owner of the SBA loan processing lifecycle, independently managing processing, documentation, closing, funding, loan boarding, collateral perfection, and post-closing follow-up for assigned transactions.
  • Process all types of purchase and refinance transactions, including real estate acquisitions, business acquisitions, stock purchases, FF&E purchases, tenant improvements, remodels, and related transactions.
  • Conduct comprehensive reviews of digital loan files, including all application documentation, to ensure accurate compilation, naming conventions, verification, and analysis of information pertaining to borrowers, owners, and guarantors.
  • Prepare needs ("Please Provide") list and required bank forms for approved loans.
  • Provide detailed updates to the SBA Lending Pipeline Status Report and Abrigo Workflow, ensuring all milestones and tasks remain current and accurate.
  • Review SBA and USDA loan application packages for completeness and accuracy in order to compile and submit for approval through CAFS eTrans or with the USDA.
  • Independently identify, research, and resolve documentation, collateral, title, insurance, and compliance issues, escalating exceptions or policy concerns to management when necessary.
  • Prepare Lender Escrow Instructions ("LEI") for any purchase transaction for real estate, business acquisition and/or stock purchase transactions.
  • Coordinate with escrow officers, title companies, insurance carriers, borrowers, brokers, and other third parties to verify lien positions, collateral requirements, and compliance with SBA Authorization requirements, and obtain authorization for loan disbursement.
  • Utilize LaserPro and other systems to prepare final loan documentation and review documents for accuracy prior to submission for Operations Manager review and loan signing.
  • Coordinate loan signing via escrow or bank office, obtain scan, review and cure any missing initials or signatures.
  • Prepare and file UCC-1 Financing Statements through Lien Solutions and follow up to obtain filed UCC-1s and UCC-11 search results reflecting lender lien position.
  • Follow up on all documentation required to perfect collateral, including recorded real estate documents for both commercial and residential real estate, title insurance policies, DMV titles, life insurance assignments, and original recorded documents.
  • Prepare loan file memorandums documenting clarifications, exceptions, and supporting information. Any amendments to approved loan terms, conditions, or use of proceeds must be processed through Underwriting.
  • Prepare funding keyboard entries on Precision and prepare Wire Request on wire platform, compiling a transaction ("TXS") pdf with all data required for review and approval.
  • Prepare closing costs keyboard entries and FASB for 504 loans on Precision, compiling a transaction ("TXS") for review and approval.
  • Audit newly boarded loan data in the Precision system for accuracy against Boarding Data Sheet and SBA terms and conditions.
  • Enter and maintain ticklers in Precision.
  • Prepare welcome packages for newly booked loans.
  • Monitor and follow up on post-closing ticklers to ensure timely receipt and clearance of outstanding items.
  • Respond promptly and professionally to borrower inquiries regarding new and existing SBA loans and follow through until resolution.
  • Respond promptly and professionally to Business Development Officers (BDOs) regarding clients and loans in process.
  • Performs additional duties as assigned that are consistent with the business needs of the Bank and the scope, responsibilities, and level of the role.

Compliance Responsibilities
  • Ensure all loan files, documentation, and processes comply with applicable Bank, SBA, USDA, and regulatory requirements and laws, policies, and procedures.
  • Keep regulatory and compliance knowledge current through participation in required training programs, staff meetings, compliance seminars, and review of compliance communications, updates, and meeting materials.
  • Applicable laws and regulations include, but are not limited to:
  • SBA Standard Operating Procedures (SOPs)
  • USDA Business & Industry (B&I) and Farm Service Agency (FSA) program requirements, as applicable
  • Working knowledge of and ability to ensure compliance with applicable federal and state lending regulations, including SBA and USDA program requirements, consumer protection laws, fair lending requirements, flood and appraisal regulations, BSA/AML requirements, CRA, RESPA, and other regulations governing commercial loan documentation, closing, servicing, and reporting.

Requirements & Education
  • Bachelor's Degree (B.A.) or a minimum of five (5) years of directly related SBA lending, processing, closing, or operations experience.
  • Candidate must be considered a seasoned SBA Loan Processor with demonstrated experience in SBA loan processing, documentation and closing.
  • Minimum of three (3) years of current, hands-on experience using LaserPro to prepare SBA closing documentation. Experience with the LaserPro SBA Workflow module is preferred.
  • Ability to read, analyze, comprehend, and interpret business publications, professional journals, technical procedures, loan documentation, and government regulations. Ability to prepare reports, business correspondence, and procedural documentation and effectively present information to management, clients, and external partners.
  • Ability to calculate and analyze figures and amounts, including interest, percentages, ratios, and loan-related calculations. Ability to apply mathematical concepts necessary to support lending and operational functions.
  • Ability to apply sound judgment and critical thinking in carrying out written, oral, and diagram-based instructions and in resolving issues involving multiple variables in standard situations.
  • Strong organizational, time management, and project management skills with exceptional attention to detail and accuracy.
  • Excellent verbal and written communication skills and the ability to build effective working relationships with borrowers, Business Development Officers, underwriters, escrow officers, title companies, attorneys, insurance agents, and other third parties. We are a team.
  • Working knowledge of commercial bank operations, SBA lending programs and procedures, USDA lending programs, title and escrow processes, collateral perfection requirements, UCC filings, insurance requirements, and loan servicing functions.
  • Highly proficient in Microsoft Office applications, including Word, Excel, Outlook, and Teams, as well as Adobe and Docusign.
  • Excellent research, analytical, due diligence, and problem-solving skills, with the ability to identify risks, exceptions, and compliance concerns and recommend appropriate solutions.
  • Ability to manage multiple complex loan transactions simultaneously while maintaining service standards and meeting critical deadlines.
  • Prior SBA lending training through NAGGL, Bankers Compliance Group, or similar industry-recognized training programs required.
  • Ability to work independently with minimal supervision based on demonstrated SBA lending experience.
  • Ability to manage multiple priorities and deadlines in a fast-paced lending environment, handling approximately 3-6 loans in various stages of processing.
  • Prior NAGGL training or equivalent SBA lending training required.

Supervisory Responsibility
  • This position has no direct supervisory responsibilities. May provide training, guidance, and work direction to SBA support staff and assist with onboarding and mentoring team members as needed.
