JOB DESCRIPTION 

Job Title: Reality Capture & MEP BIM Modeler 

Department: Virtual Design & Construction (VDC) 

Location: New York, NY 

Reports To: Sr. VDC Specialist, Reality Capture Lead 

Position Summary 

Structure Tone, part of the STO Building Group is seeking a motivated Reality Capture & MEP BIM Modeler to join our growing Virtual Design & Construction (VDC) Department. 

This entry-level position supports the collection, processing, and conversion of reality capture data into construction-ready BIM deliverables. Working alongside experienced VDC professionals, the successful candidate will assist with laser scanning, point cloud registration, Scan-to-BIM workflows, MEP modeling, field verification, and digital coordination. 

This role provides an excellent opportunity for individuals pursuing a career in VDC, BIM, digital construction, or reality capture technologies. 

Key Responsibilities 

Reality Capture 
  • Assist with terrestrial laser scanning using Leica, FARO, NavVis, Matterport, and other reality capture technologies. 
  • Perform field data collection while following established scanning procedures. 
  • Assist with scan planning, site logistics, and equipment setup. 
  • Upload, organize, and archive project scan data. 
  • Process and register point clouds using industry software. 
  • Perform quality control on point cloud data prior to project delivery. 
  • Support creation of existing conditions documentation and reality capture reports. 

Scan-to-BIM 
  • Develop Revit existing conditions models from point cloud data. 
  • Model architectural, structural, and basic MEP systems from laser scan data. 
  • Assist with model validation by comparing BIM models against point clouds. 
  • Maintain model accuracy in accordance with departmental standards. 
  • Update BIM models as additional field information becomes available. 

 

MEP BIM Modeling 
  • Assist in developing construction-level MEP models under senior staff supervision. 
  • Create Revit models for ductwork, piping, plumbing, fire protection, and electrical systems. 
  • Support clash detection preparation and model coordination. 
  • Maintain BIM standards, families, and project templates. 
  • Participate in model reviews and QA/QC processes. 

Field Support 
  • Perform field verification using laser scanners, tablets, and mobile applications. 
  • Document existing conditions with photographs and measurements. 
  • Verify coordinated models against installed work. 
  • Assist project teams with field coordination activities. 

Project Support 
  • Organize project files within Autodesk Construction Cloud (ACC). 
  • Maintain project documentation and model versions. 
  • Support coordination meetings by preparing models and reports. 
  • Assist senior VDC staff with project deliverables and deadlines. 

Continuous Learning 
  • Develop proficiency in reality capture hardware and software. 
  • Participate in internal VDC training programs. 
  • Stay current with emerging technologies in BIM, scanning, and digital construction. 
  • Contribute to continuous improvement initiatives within the VDC Department.

Qualifications 

Education 
  • Associate's or Bachelor's degree in Architecture, Engineering, Construction Management, Engineering Technology, or a related field. 
  • Recent graduates are encouraged to apply. 
Experience 
  • 0-5 years of experience in BIM, CAD, surveying, construction, architecture, or engineering. 
  • Internship or co-op experience is a plus.

Salary Range: $70,000 - $90,000

Additional Compensation: 

Eligible for discretionary bonus based on company and individual performance.
