Job description


The Project Manager II is responsible for interpreting contract documents, overseeing project documentation, ensuring compliance with materials and methods, and serving as a point of contact for consultants, and internal teams. The Project Manager II assist in efforts to ensure projects progress on schedule, within budget, and with optimal efficiency, while proactively mitigating risks and maintaining the highest standards of quality and safety.
Compensation:
$115,000 - $130,000/year (Exempt)
Reporting Relationship:
Reports to: Senior VP of Development & Construction, Senior Project Manager
Supervises: n/a

Responsibilities
Essential Duties
  1. Manages OFCI or OFOI material acquisition within bounds of budget and schedule requirements.
  2. Prepares and manages project submittals as necessary. Tracks General Contractor submittals and RFI's for accuracy and completeness.
  3. Maintains good Contractor/ Vendor relations and contact.
  4. Reviews and oversees subcontractors, including all payments.
  5. Responsible for preparing change proposals and submitting to Sr. Project Manager for approval.
  6. Responsible for maintaining documentation on projects.
  7. Provides scheduling input to field manager(s).
  8. Working with team members to ensure coordination and communication.
  9. Reviews estimates and budget on projects for accuracy.
  10. Provide support to the Sr. Project Manager and the team.
  11. Prepares project weekly and monthly status report.
  12. Expedites project closeout.
  13. Perform other duties as assigned.

Qualifications
Qualification/Requirements:
  • Minimum of 2 years proven successful experience in construction project management, required.
  • Capable of successfully running projects up to $1 million.
  • Experience in high-end residential and associates infrastructure estimating, preferred.
  • Engineering, Construction Technology or Architectural degree, preferred.
  • Individual must have strong blueprint and specification reading skills and working knowledge of spreadsheets and computerized estimating.
  • Requires excellent written and verbal communication and organizational skills.
  • Requires relating to people in a friendly and professional manner.
  • Requires working to established procedures and maintaining reliable work attendance.
  • Requires the ability to follow oral and written instructions.
  • Able to think and make effective decisions quickly.
  • Ability to create effective working relationships with people.
  • Must be able to maintain a positive attitude and work under pressure.
  • Knowledge of PC based spreadsheet programs, Microsoft Project, desirable.
  • Requires adaptability and adjusting to challenges, change in scope, or new information.

Required Work Cards/Certifications:
  • Valid Hawaii Driver's License and successful review of Motor Vehicle Record

Physical Requirements:
  • While performing the duties of this job, the employee is regularly required to talk; listen; stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
  • The employee is occasionally required to sit.
  • The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
