Tract Capital is seeking a detail-oriented Site Controller to support two active sites in Reno, Nevada. The Site Controller is responsible for financial oversight of our two active data center construction sites. This role ensures rigorous cost governance, proactive financial risk management, and full alignment between Construction, Procurement, Operations, and FP&A. As our data center portfolio grows, this leader will establish scalable financial frameworks and may eventually hire and manage additional Site Controllers. The right candidate is an inquisitive, data-driven individual who is able to work independently with supporting direction to achieve objectives in a fast-paced, entrepreneurial environment.
Job Responsibilities:
The successful candidate will have experience and practical expertise in the following:
  1. Full Lifecycle Project Financial Ownership

โ€ข Own the development of financial processes for Data Center construction cost/budget requests through Data Center operations.
โ€ข Build and maintain financials, including customer budgets, forecast updates, total cost of ownership, and monthly cash-flow projections.
โ€ข Establish financial guardrails and enforce compliance across relevant stakeholders, including Design, Engineering, Construction, Commissioning, and Operations, in collaboration with compliance teams including Supply Chain and Legal.
  1. Financial Transformation: Procore Financial Controls & NetSuite Integration

โ€ข Administer and optimize Procore financial modules, including:
o Budgets
o Commitments (POs)
o Change events
o Invoices
o Prime contracts and payment workflows
โ€ข Enable Procore/Financial ERP integration by ensuring flawless 3-way matching across Procore, NetSuite, and vendor invoices.
โ€ข Provide and monitor variance reporting across Procore, NetSuite, and other financial systems, including movement of commitments, contingencies, and retained funds.
  1. Variance Analysis & Forecast Accuracy

โ€ข Conduct monthly, weekly, and ad-hoc financial deep dives for project financial reporting.
โ€ข Analyze PO/invoice deviations against customer and/or internal budgets and create action plans to mitigate risks.
โ€ข Present financial performance to stakeholders, including Engineering, Construction, Commissioning, Operations, Supply Chain, Legal, and Finance.
  1. Vendor Reporting Against Internal Budgets

โ€ข Partner with business requestors and Business Owners who manage relationships with relevant vendors during construction and operations to monitor and report against budgets.
โ€ข Coordinate with Procurement on contract negotiation support and vendor financial vetting.
  1. Financial Documentation, Audit & Compliance Excellence

โ€ข Own all financial documentation and audit readiness for each project to ensure compliance with corporate policies and customer requirements, including:
o Financial documentation to support customer audits, including hard costs and soft costs
o Approved budgets and revisions
o Costs/spend against approved budgets, including PO logs and change-event history
o Vendor documentation against POs
โ€ข Preparation for internal and external audits with complete financial traceability
  1. Financial Reporting & Executive Visibility

โ€ข Deliver highly accurate project financial reporting packages, including:
o Monthly leadership dashboards
o Regular project financial reports
o Financial cash-burn curves
o Financial scenario modeling
7. Scaling the Site Control Function
โ€ข Build standards, templates, SOPs, and reporting frameworks for future site controllers.
โ€ข Define org structure and participate in hiring as portfolio grows.
โ€ข Develop best practices for financial governance across all future data centers.
โ€ข Perform additional duties as required to support project delivery and organizational objectives.
Basic Qualifications (minimum requirements that can be quickly identified on a resume)
  • Bachelor's degree in finance, Accounting, Economics, or a related field; MBA is a plus.
  • 6-10+ years in project finance, cost control, construction accounting, or infrastructure development.
  • Deep knowledge of Procore Financials and strong ERP proficiency (NetSuite preferred).
  • Experience with large-capex projects ($1B+ ideal).
  • Strong modeling, analytical reasoning, and financial operations skills.
  • Ability to partner with construction leaders and push back tactfully when needed.
  • Strong documentation, process discipline, and comfort with fast-paced scale environments.

Annual Compensation Range: $160,000 - $200,000 Base Salary + Discretionary Bonus
