RESTORATION PROJECT MANAGER
Building Envelope • Waterproofing • Concrete & Façade Restoration

Location: DeLand, FL (home office) - field-based role with regular travel to project sites across Florida's east-central coast, including Daytona Beach, Palm Coast, Cocoa Beach, and Melbourne. Not remote or hybrid.
Type: Full-Time
Reports To: Senior Director of Production
Salary Range: $90,000 - $120,000 base salary, depending on experience. Strong restauration backgrounds start at the top.
This is a specialized restoration role - not a ground-up or CM-at-risk position. If your background is primarily new construction, this won't be the right fit. We're looking for someone who has personally run exterior restoration, waterproofing, concrete repair, or building envelope work on existing, often occupied, structures.
About the Role
At RL James we are seeking an experienced Restoration Project Manager to lead complex exterior restoration and building envelope projects across the East Coast. This is a role for a construction professional who thrives in fast-paced field environments, enjoys solving real-world envelope and waterproofing challenges, and takes pride in delivering high-quality work safely, on time, and on budget.
You'll own projects from pre-construction handoff through final closeout and serve as a key leader for clients, field teams, subcontractors, and internal stakeholders, with a focus on restoring, protecting, and extending the life of existing buildings.
Scope of Work
  • Structural & concrete restoration (spall repair, shoring, epoxy/grout injection)
  • Below-grade & above-grade waterproofing (membranes, coatings, deck & traffic coatings)
  • Air / vapor barriers and building envelope systems
  • Sealant, caulking & expansion joint systems; glazing
  • Impact windows & doors
  • Painting & protective coatings

Key Responsibilities
  • Lead projects from pre-construction turnover through final closeout - managing budgets, schedules, forecasting, procurement, and overall project performance.
  • Coordinate work on occupied buildings, including access systems (swing stage / suspended scaffold, mast climbers, boom lifts), staging, and sequencing around building operations.
  • Partner closely with Job Leaders and Superintendents to drive successful field execution and project alignment.
  • Serve as the primary point of contact for restoration consultants, engineers, ownership representatives, and project stakeholders.
  • Develop and maintain detailed project schedules, sequencing plans, and milestone tracking.
  • Review subcontract agreements, negotiate change orders, and manage cost controls.
  • Coordinate inspections, mock-ups, testing, permits, reporting, and project documentation.
  • Support manpower planning and operational logistics with field leadership.
  • Ensure compliance with contract requirements, safety standards, quality expectations, and company procedures.
  • Proactively identify project risks and implement solutions to protect schedule and budget.

What We're Looking For
  • You've personally managed façade, waterproofing, concrete restoration, sealant, or coatings projects on existing structures, with hands-on knowledge of access systems (swing stage, mast climber), air/vapor barrier and sealant systems, and coordination with restoration consultants and engineers.
  • 3+ years managing exterior restoration / building envelope projects (not ground-up construction).
  • Strong understanding of high-rise restoration operations, staging, sequencing, and occupied-building coordination.
  • Experience running multiple active restoration projects simultaneously.
  • Strong financial management, scheduling, contract administration, and change-order skills.
  • Ability to read and interpret construction drawings, specifications, and restoration details.
  • Excellent communication, leadership, and coordination across field and office teams.
  • Willingness to travel regularly to project sites across Florida's east-central coast, including Daytona Beach, Palm Coast, Cocoa Beach, and Melbourne.

Preferred / a plus:
  • Industry credentials such as IIBEC, ICRI, SWRI, or AMPP/NACE.
  • OSHA 30 and a demonstrated commitment to jobsite safety.
