Tarantino currently manages over $2 Billion in real estate assets.
Solterra Senior Living at Chandler is currently seeking a Maintenance Director to maintain and upkeep the community including building, grounds and all engineering. Coordinates and performs housekeeping services to assure a high standard of cleanliness both inside and outside the building. Supervises the maintenance staff and housekeepers and may be required to supervise other staff positions.
Responsibilities:
  • Implements and performs preventative maintenance programs.
  • Coordinates compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
  • Conducts regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems.
  • Performs annual maintenance and deep cleaning programs for apartments and common areas.
  • Performs necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
  • Ensures that the outside of the property is maintained including landscaping.
  • Performs staffing schedules to ensure the proper maintenance and cleaning of office public spaces, residential apartments and grounds.
  • Maintains utility consumption and expense files.
  • Maintains inventory control for all general supply parts and equipment.
  • Maintains all required engineering and housekeeping files. Schedules and conducts training sessions and department meetings.
  • Prepares resident charges/billing for extra services when applicable.
  • Understand and implements the role of the department's safety and disaster plan.
  • Performs all HAVC repair to include changing out systems.
  • Performs basic plumbing duties.
  • Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Responsible for responding to maintenance requests by residents for items needing repair in their rooms, including: plumbing, electrical, heating, and replacing light bulbs.
  • Overseeing the housekeeping department
  • Repairing and maintaining vacated rooms in a timely manner.
  • Assessing all plumbing and electrical problems within the community and determining the best course of action to correct the problem.
  • Must have a Life Safety Policies, building equipment, building codes, and building systems (HVAC, plumbing and electrical).
  • Must have flexibility with schedule and be available to work on short notice for emergencies.
  • Must be able to communicate effectively with residents, their family members, and associates.
  • Must enjoy working with the senior population.
  • Performs other duties as assigned.

Requirements
  • 2+ years of on-site experience.
  • Must have knowledge of facility maintenance and repairs including electrical, mechanical, HVAC, carpentry, locksmith, painting and other general repairs.
  • Must have knowledge and be able to perform State Regulations, budget and room turns.
  • HVAC Certification (preferred).
  • High School Diploma or General Education Degree (GED).
