Job description

Key responsibilities
The Operating Manager for Americas Real Estate and Service (ARES) is responsible for driving operational excellence, financial discipline, portfolio performance, and a high-quality employee and client experience across a multi-site environment and serves as a key advisor to senior leadership, overseeing regional real estate finances, capital investment programs, procurement and vendor management, environmental management systems, workforce planning, and business continuity activities.
We are looking for a strategic, financially astute, and operationally rigorous leader who can navigate complex organizational environments while delivering measurable business outcomes. The individual should possess a strong understanding of real estate and workplace operations, managing large budgets, strengthening governance and compliance, and building high-performing teams that support business growth and exceptional employee experiences.
We're looking for someone who can:
• manage and oversee more than $600 million in annual real estate and corporate services expenditures across a diverse portfolio of 300+ locations.
• develop, monitor, and oversee departmental operating expenses, capital expenditures, forecasting, budgeting, and project controls for real estate initiatives and strategic projects..
• lead financial forecasting, variance analysis, and long-range planning activities to ensure effective budget management.
• prepare and present comprehensive monthly and quarterly financial reporting packages, including detailed expense analyses, forecasts, and executive-level management reporting.
• provide financial analysis and business case development for real estate initiatives, capital investments, and strategic projects.
• partner with internal stakeholders on real estate analytics and portfolio optimization initiatives with ability to take on more real estate related initiatives over time.
• oversee business management, operational risk, compliance, and audit readiness across the Americas Real Estate and Services portfolio.
• establish and maintain effective governance frameworks, policies, and controls to ensure operational excellence and regulatory compliance.
• lead strategic initiatives to improve efficiency, service delivery, and portfolio performance.
• ensure effective balance sheet reconciliation, accounting oversight, and financial reporting.
• lead the administration and optimization of municipal incentive and economic development programs.
• drive financial transparency through performance management, cost optimization, and KPI reporting.

Salary information
The indicative gross base salary range as a full-time equivalent role:
• United States - New Jersey - Weehawken min USD 200000 - max USD 275000
• United States - New York - New York min USD 200000 - max USD 275000 /annum
The expected salary for this role will be determined by relevant factors which may include but are not limited to, role-required experience, qualifications, education, location and skill level.
