QUALIFICATIONS

  • Enthusiasm and genuine passion for Real Estate and Development;
  • Minimum Bachelor's degree in a development related discipline;
  • Minimum of 5-7 years of experience in real estate development, with a proven track record of success in residential, commercial, and mixed-use projects;
  • Strong understanding of the local real estate market in Vancouver and British Columbia, including zoning regulations, land use policies, and development processes;.
  • Excellent financial acumen, with experience in financial modeling, proformas, investment analysis, and project valuation;
  • Demonstrated leadership ability, with a track record of leading high-performing teams and driving results in a fast-paced environment;
  • Exceptional communication skills, with the ability to effectively engage and influence internal and external stakeholders at all levels;
  • Proven negotiation skills, with experience in structuring and executing complex real estate transactions.
  • Demonstrated ability to manage multiple projects and simultaneously advance the multiple elements of each project to achieve outcomes in the quickest possible timeframe;
  • Strategic thinker with a forward-looking mindset, able to anticipate market trends and capitalize on emerging opportunities;
  • Professional designation (e.g., B.Com, Architect, Engineer, Planning) preferred but not required.

DUTIES & RESPONSIBILITIES

The Senior Development Manager is responsible for the development management and associated management activities for the company's business under the direction of the Senior Vice President of Development of Strand.

The duties and responsibilities include, but are not limited to, the following:

  • Manage the full scope of the development process for multiple projects with guidance from the Senior Vice President of Development and the President;
  • Consult on the strategy for development, or renovation, of properties and projects;
  • Work with municipal parties to manage the approvals process and secure all approvals necessary to build and deliver projects in accordance with approved plans;
  • Project reporting throughout the development lifecycle, including involvement in the creation and ongoing management/updating of business plans, development proformas and project schedules;
  • Retain and effectively manage external consultant teams to ensure delivery of drawings on time and on budget;
  • Manage and communicate development related budget items and other accounting and financial information as required;
  • Prepare and execute a communication strategy for existing tenants (where applicable);
  • Work with legal counsel to create, manage, and monitor amendments to all project-related legal documents, including municipal agreements and covenants, disclosure statements, and purchase and sales agreements;
  • Assist in managing assets during the holding period prior to development, including tenancies, ongoing maintenance requirements, coordination with trades and third-party contractors and conduct site visits and tours as required;
  • Represent Strand and development projects to municipal staff, external stakeholders, and the public;
  • Liaise with consultants, city staff, community representatives and other key stakeholders throughout the entitlement and construction phases of projects and facilitate communication between various teams;
  • Actively research and participate in industry and policy consultations, and effectively communicate the impacts of policies to Strand on a timely basis;
  • Work collaboratively with internal departments Acquisition, Construction, Finance/Accounting, Marketing and Sales, Customer Service and Property Management on all projects as required;
  • Coordinate ongoing progress throughout the construction process to monitor progress, facilitate the process and resolve issues;
  • Attend all necessary on-site meetings;
  • Support Marketing initiatives and coordinate the completion of a sales and/or leasing centre;
  • Oversee and take responsibility for the completion of marketing models and ensure they accurately represent the approved project drawings;
  • Coordinate and manage all project leasing requirements with tenants and leasing brokers;
  • As required, attend strata meetings, assist in job closeout and with warranty issues;
  • Maintain project documentation and assist with other tasks as required;
  • Actively participate with the Acquisitions team in diligence analysis and feasibility studies as required for potential acquisitions; and
  • Other duties for Strand as needed.
